Job Overview
The Property Accountant is responsible for the accurate and timely financial reporting of an assigned portfolio of residential properties managed in AppFolio.
This role partners closely with on-site property management and corporate leadership to ensure all financial activity is properly recorded, analyzed, and reported in accordance with company policies and generally accepted accounting principles (GAAP).
Key ResponsibilitiesFinancial Reporting & Month-End Close -Prepare and review monthly financial statements for assigned properties using AppFolio, including income statements, balance sheets, and cash flow reports.
Complete month-end close activities in AppFolio, including journal entries, accruals, prepaid expenses, and reclassifications.Perform and review bank reconciliations and balance-sheet account reconciliations within AppFolio.
General Ledger & Transactional Accounting
Maintain accurate general ledger records for each property in AppFolio.
Review accounts payable activity, invoices, and vendor coding to ensure proper approvals and accurate posting in AppFolio.
Monitor accounts receivable, tenant ledgers, rent postings, concessions, and cash receipts.
Ensure security deposits, move-ins, move-outs, and tenant charges are properly recorded and reconciled in AppFolio.
Budgeting, Variance Analysis & Reporting
Assist with annual operating budget preparation and budget uploads into AppFolio.
Prepare monthly budget-to-actual variance analyses and provide explanations for material fluctuations.
Partner with property managers to review financial performance and cost controls.
Compliance & Audit Support
Ensure compliance with internal controls, company policies, and GAAP.
Assist with year-end audits, tax filings, lender reporting, and ownership reporting.
Maintain organized documentation and supporting schedules.
Experience
Bachelor's degree in Accounting, Finance, or a related field.
Strong understanding of GAAP and month-end close processes.
Proficiency in Microsoft Excel.
Preferred
Multifamily property accounting experience.
2–4 years of property or real estate accounting experience.
Hands-on experience with AppFolio Property Manager.
