    POSITION: Project Manager, CapEx

    COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $90,000 - $100,000 plus bonus potential. Eligible to participate in the company benefits plan. We offer health, vision, dental, and pet insurance.     SUMMARY

    As the CapEx Project Manager, you are primarily responsible for the client relationship and the management of the design and construction process for multiple construction projects within the firm's Construction Team. Project types typically include student and conventional multi-family residential renovation and ground-up construction.

    RESPONSIBILITIES (including but not limited to)

    • Manage and supervise all phases of design and construction on multiple projects.
    • Relationship with the client and the client's vendors.
    • Estimate and negotiate all change orders and maintain change order logs.
    • Manage project budget and all project related expenses.
    • Interface with the owner, owner's investors, and key executives on projects assigned.
    • Assemble and maintain complete project records and close-out documents.
    • Perform project punch list and quality inspections.
    • Establish design criteria, design documents and construction phase review.
    • Establish and monitor project schedules and budgets.
    • Manage in-house and consulting design teams, contractor selection and management.
    • Assist others within the firm with the physical-related activity during the acquisition process.
    • Manage the design and contractor procurement process.
    • Assist in the negotiation and preparation of the contract for construction.
    • Procure and manage third party vendors needed for projects including signage, FF and low voltage work.
    • Coordinate the scope of these vendors with various property management.
    • Administer the construction and vendor contracts for a successful delivery of the project and project reporting and support for project accounting.
    • Direct the project closeout and delivery activities.

    QUALIFICATIONS

    • Bachelor's degree (or Master's degree) in Construction Management, Architecture, Engineering, or comparable field.
    • 10+ years of experience working with a construction firm, program management consultant, general contractor, or owner representative. Experience in multi-family renovation and construction preferred
    • Experience working on design-build and negotiated GNP projects a plus.
    • Outstanding leadership, organizational and customer service skills.
    • Excellent written and verbal communication skills.
    • Effectively run and manage client meetings.
    • Strong interpersonal skills and problem-solving ability.
    • Ability to travel when needed to fill project responsibilities.
    • Meet strict deadlines and prioritize accordingly.
    • Excellent analytical skills; attention to detail and a strong work ethic.
    • Ability to solve problems and think outside-of-the-box.
