Today, the Company owns and operates approximately 10M square feet across 18 states. POSITIONThe Assistant Property Manager will report to the Senior Property Manager and Senior Asset Manager.LOCATIONPhoenix, AZRESPONSIBILITIESThe Assistant Property Manager will be a key participant in the property management process, managing buildings, problem solving and documentation.
Primary responsibilities include, but are not limited to:
Conduct periodic property visits and inspections to make sure properties are well-maintained and building systems are fully functionalEstablish and maintain positive relationships with tenants, addressing tenant concerns as well as ensuring compliance with the requirements per the lease agreementEstablish and maintain positive vendor relationshipsTroubleshoot issues, identify areas that need attention or improvement, and make recommendations or provide solutionsOversee projects directed by the Senior Property Manager, Senior Asset Manager, Executive Managing Director, President, and/or the Chairman & Chief Executive OfficerAssist leasing team and broker during lease negotiations regarding tenant improvement, costing and related mattersBid, negotiate and present to the Senior Property Manager, Senior Asset Manager, Executive Managing Director, President, and/or the Chairman & Chief Executive Officer for final approval property projects such as tenant improvements, repairs and improvements, and renovationsEnsure competitive bidding process and thorough review of project scope and costsOversee the construction of approved projects, ensuring timely completion within scope and budgetReview and approve operating expenses in accordance with company policies and proceduresAssist in determining CAM expenses and in the review of CAM reconciliation and collection Prepare annual budgets and monitor actual expenses to ensure budgets are metSubmit required reports timely and participate in periodic property status meetings with detailed and accurate informationQUALIFICATIONSBachelor's DegreeMinimum of 2-3 years of broad-based commercial property management experienceStrong communication skills with both internal and external customers and at all levels within the organizationGood understanding of contracts, leases and leasing objectivesSkilled in customer service and tenant relationsAbility to initiate bid requests, vendor and contractor management Ability to present self and company in a professional manner in all customer communications and actionsSolid time management skills with the ability to prioritize, organize and successfully balance multiple tasks and requestsMust be able to exhibit initiative and work independentlyMust have a strong work ethic and the ability to work in a fast-paced environmentMust be a team player and work well with Senior Management, tenants, contractors, Accounting team, and other daily contactsMS Office proficiency expectedExperience with Yardi a plusCOMPENSATIONWe offer a generous and comprehensive compensation & benefits package, along with the opportunity for professional growth and development within a well-capitalized, entrepreneurial, and growing real estate investment group.
