    Description

    Ensure optimum property conditions and efficiencies while providing a clean, safe, and comfortable environment to Owners, Guests, and staff. Provide strong leadership and the proactive development and implementation of policies, procedures, systems, processes, and controls related to the safe and successful management and operation of the entire Maintenance Department and building facility. Develop and grow the team and assist them in the execution of the action plans designed to maintain the facility and company assets and deliver quality service. Implement financial and operational initiatives, inspect building facilities, oversee facilities improvements, negotiate contracts, and manage and execute projects.

    Responsibilities

    • Overall property maintenance from buildings, grounds, common areas to units, including renovations that builds quality and value to owners, guests, and staff.
    • Survey, investigate, and inspect facility on a regular basis to assess necessary maintenance and improvements, evaluate progress on planned work, and anticipate next steps.
    • Develop, monitor, and maintain a Preventative Maintenance (PM) Program.
    • Establish daily, weekly, monthly, and annual work schedules for AOAO PM tasks and capital projects.
    • Oversee work done by AOAO project managers, contractors, vendors, and other service providers. Monitor performance and enforce the terms of contracts. Prioritize and incorporate owner service requests. Manage capital projects in a timely and fiscally responsible manner.
    • Maintain all maintenance records and blueprints of the facility.
    • Prepare department relevant annual budgets. Operate property in a fiscally responsible manner. Manage purchasing procedures that include quality, cost, and quantities to ensure beneficial results.
    • Maintain sufficient material and equipment for the Maintenance Department and conduct a monthly inventory. Ensure adequate material and parts to meet the needs of day to day operational and emergencies. Oversee and manage accountability of building supplies, equipment, and assets.
    • Manage and exercise control over all day-to-day operations of the Maintenance Department and landscape contractor.
    • Maintains open communications with General Manager, staff, Owners, and Guests.
    • Maintains all standards, guidelines and required compliance with regulations.
    • Provides quality customer service while assuring clean, safe, and well-maintained front and back of house areas.

    Qualifications

    • Minimum five (5) years' experience in the capacity of Engineering Managerial role of a full-service hotel, condominium resort, or like properties.
    • Engineering degree (BS), Certified Engineering Operations Executive certification, or any other combination of education, training, or experience that provides the necessary knowledge, skills, and abilities to perform the job.
    • Technical knowledge, communication, leadership, organization, strategic planning, team management, customer service, problem solving.
    • Working knowledge of all trades required and complete understanding and practice of Engineering SOPs.
    • In-depth knowledge of HVAC, mechanical, and electrical systems, carpentry, paint, and vinyl expertise, and Life Safety Systems.
    • Knowledge of ADA, OSHA and environmental requirements of EPA, CFC, toxic waste, recycling, and engineering SOPs.
    • Proficient in MS Office software (Outlook, Word, Excel, Powerpoint)
    • Familiar with PMS Programs: Metasys, Visionline, Inncom
    • Exceptional proficiency in both oral and written communication.
    • Ability to manage and motivate a team.
    • Must be able to work flexible hours and available 24/7 for emergencies.
    • Valid Driver's License
    • Forklift Certification

    Working Conditions

    This job requires walking around, indoors and outdoors, and computer desk work. High-level customer service is necessary to build relationships with Owners, Guests, and staff.

    While performing the duties of this job, the employee is regularly required to communicate and converse with employees, maintain a stationary position (standing and sitting), move/traverse, kneel, bend, and reach with hands and arms for extended periods of time. The worker may be required to operate in close quarters, crawl spaces, small rooms, and narrow aisles and passageways.

    Direct Reports

    Supervise 10-15 employees. Positions include Maintenance, Painting, Water Features, and Landscape.
