    ORGANIZATIONAL OVERVIEW

    Upward Bound House (UBH) is dedicated to ending the cycle of intergenerational family homelessness.     SUMMARY: Coordinates all operations of the SPA 6 CES Interim Housing Program, including Residential Associate staff supervision, monitoring security, property maintenance, inventory management, vendor management, food distribution, program safety and security, and compliance with facility standards. Will also be responsible for driving and delivering program equipment and supplies.

    ESSENTIAL FUNCTIONS:

    SUPERVISION/TRAINING

    • Monitor staff performance management, including evaluations and developmental plans, disciplinary actions, , for SPA 6 Live-In Security/Maintenance/Residential staff.
    • Supervise staff training and development through teaching, acting as a role model and guiding staff on how to appropriately work, and interact with other staff and program participants.

    MANAGEMENT

    • Hold regular staff meetings to ensure the dissemination of all information to staff and

    • Ensure completion/submission of all required daily, bi-weekly, monthly, quarterly and annual reports as
    • Routinely review all required reports, logs, mail, requests, as needed, maintaining an organized filing system.
    • Ensure functionality of shelter appliances and systems; identify issues and implement corrective actions.
    • Manage cleaning and maintenance supplies inventory.

    PROPERTY MANAGEMENT

    • Conduct property inspections and log results in shelter tracking log, these include daily property walk through; quarterly property inspection; annual apartment inspection; apartment turnover and inspection; apartment maintenance checklist and other funder inspections.
    • Control and ensure execution of maintenance work orders in an efficient and responsive manner; oversee work orders and ensure completion in a timely manner.
    • Ensure maintenance of landscape and grounds.
    • Attend to special items such as key systems and locks; sanitation and pest control; independent contractors and maintenance contracts and maintenance equipment list (include serial numbers where appropriate).
    • Oversee maintenance and janitorial functions.
    • Maintain relationships with suppliers, vendors, and professionals servicing the property.
    • Maintain a clean and safe facility and office space.
    • Ensure that the preparation and cleaning of units for new program participants is completed within the prescribed timelines.
    • Make regular follow-up inspections on maintenance work.
    • Make recommendations for physical repairs, replacements, and/or improvements as well as for supplies, materials, and equipment.
    • Evaluate maintenance operations periodically to determine cost efficiency.
    • Perform emergency work as required and be available on a 24-hour call basis for emergencies.

    OTHER DUTIES

    • Ensure safety and welfare of residents; shelter operations are efficiently run, and staff interact in a professional courteous manner with all residents
    • Understand all the program rules and implement them in a manner that fosters support, empathy and respect.
    • Help resolve issues in a compassionate and unbiased manner.
    • Foster an overall environment of support, empowerment and camaraderie among residents in the facility.
    • Other duties as assigned.

    QUALIFICATIONS:

    • High School graduate or GED, Associate Diploma preferred; expertise in janitorial and maintenance services.
    • 2 years experience working with homeless population; experience working with homeless families preferred.
    • At least 3 years supervisory experience.
    • Ability to maintain clear personal and professional boundaries.
    • Ability to work effectively in constantly changing and sometimes demanding or chaotic environment.
    • Experience working with a diverse population, with sensitivity to differences in culture, religion, sexual orientation, race, age, and physical and mental illness.
    • Ability to remain alert and on duty throughout shifts.
    • Ability to respond responsibly in emergency and crisis situations.
    • Ability to communicate well both orally and in written form, and follow detailed instructions.
    • The ability to work varied hours including evenings.
    • Basic computer skills including used of Windows Office Suite programs.
    • Proof of a valid California driver license and valid automobile liability insurance.
