    POSITION SUMMARY:


    The Senior Property Manager role at Ocean State Job Lot ("OSJL" and "Company") is responsible for overseeing and managing a group of owned properties within the organization's portfolio.

    This role is also responsible for achieving superior operational results and financial performance through effective and efficient operations, increasing cash flow through lease rentals while supporting the organization's mission, vision, and values.

    The Senior Property Manager role serves as a liaison between management and associates to ensure all facilities-related projects are carried out efficiently and effectively.

    This role oscillates between fulfilling general duties of the position and acting as a resource for management and teammates.

    The Senior Property Manager role works closely with many departments across the Company including, but not limited to, Operations, Real Estate, Finance/Accounting, Store Maintenance, Loss Prevention, Construction, Leasing, and Legal.

    This role plays a vital role in ensuring management has full awareness of workflow and teammates have the tools and skills necessary for success.

    This role leads and directs a team of Property Managers.


    ESSENTIAL DUTIES AND RESPONSIBILITIES:


    Lead the Property Management team and all field personnel while providing operational oversight, ensuring all team members have the proper technology, tools and equipment to perform their respective roles, ensuring safe operations, and supporting team members with the application of skills learned during training.

    Manage associate performance, write performance reviews, and provide coaching and feedback. As needed, delegate work and follow up with team members to confirm timely completion of tasks. Update upper management with status reports detailing team members' progress on assigned duties.

    Assist with hiring new team members, training new team members, and acting as a mentor to coach and develop new teammates.

    Manage a group of assigned properties within a portfolio.
    Partner with leadership to develop new standards and protocol. Lead and assist with the development, implementation, and oversight of department initiatives.

    Provide support to Senior Director of Property Development and ownership through regular status updates, assignment delegation, priority communication, issue resolution, and other tasks as needed by the business.

    Serve as a liaison between upper management and associates for routine inquiries and updates.
    Develop initiatives and cost savings.
    Introduce best-practice experiences to the team for departmental process improvements.
    Negotiate property management contracts.
    Manage energy reduction initiatives, utilities, and Energy Management System ("EMS") systems.
    Collaborate and support Store Maintenance for owned and leased properties. Oversee and perform plaza inspections.
    Manage tenants and tenant lease agreements as well as assist with filling vacancies.
    Oversee specific tenant repairs, tend to tenant issues, tenant emergencies, and other needs.
    Develop, manage, and execute the capital budget, repairs and maintenance budget, as well as capital projects.

    Manage, oversee, and utilize all department technologies including computerized maintenance management system, integrated workplace management system, EMS systems, mobile technologies, time management systems, or other as required.

    Ensure buildings are compliant to code, and assist with municipality issues or requirements. Attend public hearings and meetings relevant to OSJL property. Prepare properties for emergency situations.
    Track, assess, and manage all assets and equipment.
    Manage landlord relationships, landlord generated lease agreements, and assist with store landlord issues.
    Work with the Construction Department on new store openings as the owner's representative for the property. Assist with other designated projects for construction crews.
    Perform quote approvals and invoice approvals. Manage and oversee vendors to ensure vendors are performing to requirements.
    Perform property inspections and budget reviews for potential (pre-purchase) site locations.
    Work with insurance carriers for site inspections and assist the Risk Department with claims.
    Manage and track tenant collections and computer aided manufacturing charges.
    Ensure eligible OSJL associates have proper vehicles.
    Work on special and high-priority Property Development projects as well as assist upper management with various tasks as needed.


    EDUCATION & EXPERIENCE REQUIREMENTS:
    Bachelor's Degree is preferred.
    10 or more years of professional experience in commercial property management is required; retail experience is preferred.
    2 or more years of experience in a supervisory role is preferred.
    Must have a valid driver's license and a clean driving record.
    Proficient in Microsoft Excel and Google platform (i.e., Sites, Slides, Drive, Docs, Sheets) with ability to utilize technology remotely.

    Frequent travel throughout Company locations in various states. Frequent work in a remote environment.

    The annual salary range for this position is between $120,000 - $130,000. Salary commensurate with experience.
