- Direct and implement a preventive maintenance program
- Create a schedule of regular evaluation of the facilities.
- Maintain the efficiency and working conditions of the facilities
- Purchase equipment and supplies as authorized by the Operations Director and in compliance with budgetary considerations
- Overseeing stock control procedures for tools, parts and supplies
- Determine whether work can be done in-house or outsourced, making appropriate repairs when possible
- Advise management concerning the technical aspects of maintaining, replacing or renovating equipment and facilities
- Assess the current condition of electrical, air conditioning, plumbing and other essential facilities and equipment.
- Ensure that all the equipment and other facilities are working properly Quarters
- Maintain accurate records of the condition of the equipment and other systems in the building.
- Develop back-up or alternative systems for common problems such as power shortage.
- Ensure the safety of the building or establishment from fire, flood and other hazards.
- Participate in the development of policies and procedures related to the facilities and security.
- Prepare pertinent records and reports for the safety service division of the institution pool testing results, fire extinquisher inspections etc.
- Recruit facilities staff, and security staff and training them appropriately to ensure competent work output. Where these functions have been outsourced the facilities manager is responsible for communicating deficiencies, needs and changes to the company
- Develop staff development programs such as skills enhancement trainings and sessions.
- Provide instruction to all facility staff in the proper use and care of all equipment and cleaning supplies
- Provide direct supervision to all maintenance/custodial/security staff, deliver daily job assignments, supervise and establish daily operational routines that include janitorial services, trash pickup, grounds beautification, upkeep and ongoing repairs
- Supervise and quality control check all work performed by the maintenance, custodial and security staff
- Participate in preparing the budget and so that the facilities maintenance team will get the facilities maintenance team will have adequate funds for its operation. Be first respondent on fire alarm system, chemical spills and/or hazardous materials managementDevelop, supervise and execute year-round preventative maintenance planDevelop systems that safeguard any and all facilities, supplies and equipment related to the buildings and grounds of The Salvation ArmyMaintain a safe working environment for all employees, guests and members of the Kroc Center. Report all problems with facilities to the Director of OperationsResponsible for upkeep, maintenance and cleanliness of the maintenance shop and all janitorial storage areasSupervise year-round upkeep and maintenance of pools; work with the Aquatics Manager on maintaining pool filtration systems and health code matters related to operation of the poolsCreate and maintain office support systems that will allow for timely and accurate record keeping, including the areas of repair logs, accounting of expenditures and other reporting as requiredMaintain updated files on warranties on buildings and equipment related to all operational aspects of facilities and propertiesOversee and document the upkeep and maintenance of all vehicles and motor driven equipmentPerform other assignment/duties as directed
- Qualifications A Bachelor's Degree required, engineering background a plus, or related field or an equivalent combination of training and directly related technical experienceA minimum of five years of progressive experience in industrial facility maintenance; or an equivalent combination of training and directly related experience; this includes the monitoring of repair contracts and warrantiesPossess thorough knowledge of repair, maintenance and construction techniques and of the tools, methods, practices, materials and equipment used in the construction and mechanical tradesPossess working knowledge of building codes, environmental rules and all other rules and regulations governing repair, maintenance and construction of facilities; ability to direct and oversee journey level work in a variety of trades, to read schematics and blueprints, to sketch or review technical drawings to estimate repair and construction projectsDemonstrated successful experience in supervising a professional maintenance staff; ability to train, direct and supervise subordinates and to establish and maintain effective working relationshipsPossess and maintain necessary operational certificationsCertified in or able to be certified in: heating and cooling systems, sewer, plumbing, electrical, geo-thermal, water, irrigation and swimming pool filtration systems. Landscaping, condensers and de-humidifiers.Able to administer facility budgets including the monitoring of expenses related to property upkeepAble to work and relate well with peopleAble to lift and carry 50 poundsProficient in oral and written communicationMay be required to work weekends and eveningsPossess valid Driver's License and insured transportationProficient in Microsoft Office, on-line HVAC mechanical systems, and preventative maintenance programsCapable of multi-tasking and working with a multiplicity of people and disciplines. Job Description
The Facilities Director will be responsible for the hands-on day-to-day operations of the facilities of the Ray and Joan Kroc Corps Community Center. This includes all Kroc buildings, site amenities and utility infrastructure, County Command properties (Mishawaka outpost and two officers' quarters), as well as direct supervision of all maintenance and security staff. Responsible for ensuring safety, maintenance and cleanliness of the vehicles is performed. Areas of responsibility include: custodial, security, safety, grounds, vehicle maintenance, hazardous waste storage and/or removal, property inspections and maintenance of first-aid/medical facilities
