    JOB FUNCTION

    Take the lead in shaping the future of real estate development with Property Reserve as a Senior Construction Manager This role plays a vital role in overseeing the planning, management, and execution of construction work for our diverse projects, including commercial, industrial, multifamily, and build-to-rent residential developments. You will collaborate closely with the Portfolio Construction Manager, control costs, review plans, negotiate change orders, and handle multiple projects concurrently while maintaining project standards.   • Responsible for the construction activities taking place on multiple, significant construction projects. Oversee complex and high-profile construction projects for the organization. The projects would typically be high-end commercial construction such as unique or large construction, high-rise office buildings, podium, wrap, and garden-style multi-family communities, self-storage facilities, senior living facilities, build-to-rent residential communities, and other similar construction projects.
  • Work with multiple large contractors and be accountable in managing the organization's largest construction budgets.
  • Coordinate the work of the preconstruction, engineering, design, and planning teams for assigned projects.
  • Expected to manage dynamic external political factors involved with high-end, unique construction.
  • Regularly interact with executive management on matters concerning several functional areas, divisions, and/or customers.
  • Ensure that new construction and remodel/renovation projects are properly planned and scoped, that project costs stay within prescribed budget parameters, and that the execution of the project work and the final project outcome meet project specifications and standards of professional conduct.
  • Provide overall leadership and direction on the day-to-day operations/activities associated with a construction project. Monitors the quantity and quality of work performed on projects. Prepare project status reports.
  • Participate in the selection and coordination of vendors, consultants, architects, contractors, and subcontractors.
  • Serve as a technical adviser/expert on proposed projects, reviews and makes recommendations on planning/design issues.
  • Responsible for negotiating contracts, is the main contact for budget and billing issues, and accountable to ensure the fiscal success of the project.
  • Plan and scope the construction projects:
  • Prepare the project management plans for each assigned construction project.
  • Prepare a project schedule and develop milestones necessary to successfully complete the project in concert with the project contractors.
  • Oversee project finances: monitor costs, prepare estimates, manage budgets and unit cost reports, negotiate contracts, handle procurement within budget constraints, and control payment of job costs.
  • Ensure that the onsite work activities and completed product complies with the project specifications and Property Reserve standards.
  • Interact with all organization departments to ensure policy and procedures are carried out and approved objectives are achieved.
  • Participate in obtaining permits and resolving other regulatory requirements as necessary.
  • Organize and conduct pre-award and pre-construction meetings.
  • Coordinate and assist project team personnel as requested.
  • Develop and monitor project quality, safety, and risk management plans.
  • Evaluate the schedule as necessary to meet project milestones.
  • Attend and document owner's Team, OAC, and other coordination meetings.
  • Ensure that the project is completed in conformance with construction documents and requirements.
  • Coordinate all final close out procedures for the project including as-built drawings, close out, letter of substantial completion, warranty process, and letter of recommendation.
  • Direct organization and preparation of all project documents for storage through archive directory.
  • Must be a member of The Church of Jesus Christ of Latter-day Saints and currently temple worthy.
  • Bachelor's degree in engineering, construction management or related field, or the equivalent education and experience.
  • Minimum of 8 years professional experience in the construction or building engineering and design industry.
  • Minimum of 6 years professional project management experience and a successful track record for managing a project from conceptual planning to completion.
  • Travel to and from headquarters in Salt Lake City, UT, and to other regional project sight locations is required.
  • Has expert in-depth knowledge of commercial and residential construction processes, laws, and practices, which includes understanding building codes, design plans, construction drawings, and specifications for a given project.
  • Understands project estimating concepts to the level required to verify bids, to understand market rates, and to understand how to process change orders, etc.
  • Experience with contractual language and concepts and how to negotiate to protect the organization's interests while providing quality service.
  • Demonstrates the ability to professionally present self through in-person interactions and verbal and written communications.
  • Demonstrates ability to effectively work independently and as a team leader to achieve organizational goals.
  • Demonstrates ability to mentor or supervise other employees.
  • Understands Software programs like Revit, AutoCAD etc.
  • Computer skills in Bluebeam, Microsoft Outlook, Word, Excel, and PowerPoint are required.
  • Has a valid driver's license and a good driving record with the ability to obtain a passport if necessary.
