    Facilities Project Manager

    Position Reports To: Facilities Director
    FLSA Classification: Exempt


    Dotted Line Supervises:
    Superintendents

    PRIMARY OBJECTIVE:

    The Project Manager serves as the manager responsible for supporting the overall direction, completion, and financial outcome of a project; supervises/mentors the project staff, to include multiple Project Coordinators, Engineers, Superintendents; and establishes operational priorities.


    PRIMARY RESPONSIBILITIES AND DUTIES:

    • Provide leadership in motivating the project team and maintain a positive work environment
    • Manage the project using established project controls and procedures
    • Perform constructability and coordination reviews
    • Communicate with owners, architects, subcontractors, and in house trades related to project risk, timetables, costs/budgets, and change order management
    • Perform pre-construction planning, scheduling, and cost control
    • Buy-out of the project by determining the sub-contracting strategy for the project and preparing front-end documents and bid processes under various project delivery models
    • Manage all projects reports including cost, schedule, safety, cash flow, etc.
    • Lead all OAC meetings from construction start as required
    • Provide project site leadership in safety and quality
    • Prepare contingency plans for potential risks, expanding contractual services and project profit
    • Conceptual estimate with no construction documents all trades including plumbing. Electrical, framing, and drywall, etc. to establish budgets and contract price
    • Negotiate cost-effective subcontract and material purchases
    • Set up and implement project procedures and techniques to assure timely buyout, shop drawing approval, and material delivery as needed
    • Develop and maintain good relationships with Owner, Architect and Subcontractors
    • Maintain timely and accurate reporting to management
    • Organize regular meetings for management and subcontractors as needed
    • Review contract conditions, ensure compliance with contract terms when applicable
    • Negotiate, prepare, and issue subcontract bid packages when applicable
    • Assist with business development when applicable
    • Participate in project interviews
    • Avoid or mitigate claims and conflict
    • Supervise all project closeout procedures
    • Supervise project with full or enhanced fee
    • Supervise other responsibilities as assigned
    • Maintain strong relationships with owners, owner's representatives, property managers, subcontractors, building engineers, building inspectors, etc.
    • The ability to walk a job with no construction documents and create a scope of work for the client to conceptually estimate the project
    • The ability to manage multiple jobs
    • The ability to manage in house and subcontractors

    EDUCATION, SKILLS,


    AND EXPERIENCE:

    • Preferably 5-10 years of working in the commercial/or residential trades
    • 5-10 years of Project Management experience in local commercial construction
    • OR equivalent combination of Education and Experience
    • Strong technical and communication skills are critical
    • Ability to work in a team environment
    • Proficient in Microsoft Office programs
    • Familiarity with the use of Project Management Software (Foundation) NOT MANDATORY
    • Financial Management familiarity
    • OSHA 30-Hour Certified NOT MANDATORY
    • Understanding of Contract Document & Specifications
    • BS or MS degree in Engineering or Construction Management
    • Proven capability to establish specific measurable, attainable performance goals and hold others accountable for achieving them
    • Demonstrates ability to build active team participation, team trust and strengthen positive interactions
    • Strong interpersonal skills are required to establish and maintain effective relationships with vendors, subcontractors, clients, and in house trades
    • Ability to articulate financial knowledge and customer satisfaction awareness of how the company makes a profit
    • Demonstrates ability to adapt personal communication style to suit the target audience and situation including highly effective presentations, clear and concise writing on complex and sensitive topics, and understanding through paraphrasing and use of relevant examples
