    Description
    Play a crucial role in overseeing and ensuring the high-quality financial decision-making and accounting practices within our organization. Provide general management and leadership to all property accounts and staff accountants.

    ESSENTIAL JOB FUNCTIONS:
    • Property budgeting – Lead, facilitate and ensure the preparation of annual operating and capital budgets for all properties.
    • General management of property accounts – Coordinate and oversee monthly financial statement process, including an effective budget-to-actual and variance analysis that makes actionable meaning out of property-level financial and operational data.
    • Monitor and improve property cash flow – Effectively partner with Asset Management in efforts to optimize cash flow.
    • External reporting and compliance – Support, review, and sign off on regular reports created by the Asset Management, Compliance, and Property Management functions such that all properties are in compliance with HUD regulations.
    • Property audits – Supervise the effective and timely creation by the property accounting team of all requirements for the annual audits and tax returns.
    • Communicate and educate property managers, owners, investors and other stakeholders about the financial health of properties.
    • Partner effectively with the CFO, Controller, Accounting Managers, IT and other departmental leadership, especially when addressing issues that will improve the work of the team.

    KNOWLEDGE, SKILLS & ABILITIES:
    • Solid accounting background with good understanding of GAAP, especially as relates to real estate and nonprofits.
    • Professional experience in affordable housing, familiarity with property management issues and regulatory reviews.
    • Preferred but not required: a degree in Accounting, a CPA, familiarity with LIHTC in general and affordable housing regulatory issues in Massachusetts, familiarity with housing/property management software systems (i.e. Yardi, RealPage).
    • Solid process management skills and competencies: structuring workflows, developing and managing to work plans, identifying critical path items, clarifying task responsibilities and deadlines, dependencies, effective problem solving.
    • Ability to work effectively as a team player or independently while prioritizing the right activities.
    • Ability to flex between ensuring details are accurate and conceptual problem-solving.
