    Summary of Role

    The Construction Sales Representative will be responsible for partnering with the sales team, and managing the installation and new construction of loading docks and commercial door equipment. In addition, he or she will help generate new business opportunities, and meet sales goals by leveraging existing relationships, prospecting, and assisting the Account Executive as needed. The core responsibilities of this position involve ownership of project management from development, customer engagement, to production. The ideal candidate should have a proven track record of managing various sized construction projects. He or she must be able to demonstrate a technical understanding of various processes and an understanding of a balanced scorecard approach to develop, sustain, and improve the technologies with quality, cost, and delivery all considered.

    Essential Functions
    • Assist senior management during the planning and implementation of new projects.
    • Direct projects at varying stages of development, including budget and scope development, vendor procurement, program management and oversight, design and/or construction management to project closeouts.
    • "Take ownership" of multiple design and construction projects concurrently, ensuring that they remain on schedule and within budget.
    • Proactively manage issues around design, budget, and timeline - preventing issues where possible and developing strategies and making recommendations for solutions as needed.
    • Prepare Request for Proposals and/or Request for Bids, manage the evaluation process, prepare necessary contract documents, maintain project files and schedules.
    • Manage vendor invoice review to ensure accurate and timely payments; document invoices, and any contract amendments or change orders in appropriate trackers.
    • Propose and implement strategies to improve efficiency of internal procedures
    • Interface and negotiate with architects, engineers, construction managers, general contractors, sub-contractors, and tenants.
    • Work with other departments to coordinate reviews of proposed and ongoing work to ensure open communication and minimize conflicts.
    • Work with the development and planning groups (and other departments) to ensure mission consistency and strategy development on projects.
    • Maintain accurate and complete department files, both electronically and hard copy.

    • Perform all activities in a safe and responsible manner and support all Environmental, Health, Safety & Security requirements, and programs.
    Requirements
    • Bachelor's degree in Engineering, Engineering Construction Science, Construction Management and/or Architecture from an accredited four-year institution or a minimum of ten (10) years on the job relative experience.
    • 5-7 years of experience in planning, managing and coordination of design and construction projects.
    • Knowledge of NYC Construction Codes and permitting process.
    • Strong understanding of and background in project management/construction management.
    • Ability to independently draft memos, manage spreadsheets, and create documents using Microsoft Office, including Microsoft Project and PowerPoint.
    • Strong sense of initiative with respect to resolving project issues and generally fulfilling job duties.
    • Ability to think creatively and contribute to the project's success.
    • Detail-oriented and strong problem-solving skills.
    • Commitment to teamwork and an integrated approach to project delivery.
    • Ability to communicate effectively and professionally at all levels - externally with tenants, consultants, and contractors, and internally with the Operations, Legal, Security, and Development Departments.
    • Excellent written and oral communication skills.
    Preferred Qualifications
    • Experience working with Unions and in unionized environments.
    • Familiarity with AutoCAD.
    • Ability to work effectively and efficiently with diverse teams, clients, as well as internal and external partners.
    • Strong presentation and technical writing skills.

The work is performed in various locations, including warehouses, distribution centers, manufacturing plants, refineries, and hospital settings. Employees may occasionally work with co-workers' side-by-side with a moderate level of activity being performed. Exposure to inclement weather and high voltage AC/DC power is very common in many work environments. The noise level in the work environment is moderate to high.
