    Pilot Property Management is a local company specializing in multi-family real estate in the greater Seattle area.

    Our focus on long-term client success is at the core of everything we do and we strive to operate the properties we have been entrusted to manage as if they were our own.

    As we continue to grow our portfolio of 1000+ units, we are looking for individuals who can see the big picture of our clients' goals, how they relate to the management plan for each property, and implement those initiatives into daily decision making.

    The Property Manager is responsible for overseeing the operation of a small portfolio of properties located in Seattle.

    PMs work with a variety of building types, locations, vendors, residents, and property owners.

    A typical day will include visiting and inspecting assigned properties, monitoring vacancy and leasing efforts, advertising units and touring prospective residents, assisting residents with questions and concerns, coordinating service requests, managing apartment turns, processing rent payments, tracking delinquency, and maintaining excellent communication with property owners.

    As a primary point of contact for residents and clients, PMs are an important face of the company and as such, must convey our brand of professionalism and a can-do attitude.

    This is a full-time position, working Tuesday - Saturday, approximately 8:30am - 5:30pm.

    Skills/Qualifications
    3+ years of property management experience (multifamily preferred)
    Excellent written and verbal communication skills
    High computer literacy including MS Office Suite
    Organized and able to adapt to a fast-paced job and situational changes
    Great time management, including prioritization and communication
    Capacity to remain calm in intense situations
    Willingness to accept constructive criticism and give appropriate feedback
    Working knowledge of property budgets and how they relate to real estate financial performance
    Adherence to Federal, State, and local fair housing laws and best practices
    High School diploma required, higher education encouraged
    Valid Washington driver's license with an insurable driving record and a reliable personal vehicle - this position requires daily travel between property sites

    Duties
    Coordinate with the team and vendors to achieve portfolio and company goals
    Monitor vacancy and make the necessary adjustments to meet each client's goals
    Advertise and tour vacant units, providing prospective tenants with a high-quality experience
    Maintain accurate and complete prospective and current resident files in accordance with company policies
    Schedule and complete regular inspections, including move-in/move-out, safety, and full-property
    Compile and submit monthly financial reports for clients in a timely manner
    Coordinate and support the leasing team to ensure all vacant units are leased
    Provide prospective and current residents with exceptional customer service
    Respond promptly to service requests and schedule necessary work to be completed
    Maintain accurate and complete resident files in accordance with company policy
    Generate and monitor lease renewals and post notices as needed
    Monitor delinquency and pursue the correct path to collecting what is owed
    Conduct file, parking, storage, key, insurance, and bike audits
    Meet and accompany vendors at properties
    Ensure apartments are ready for residents prior to move-in date, including coordinating any maintenance and cleaning needed
    Understand and follow federal, state, and local fair housing laws
    Foster a safe & healthy work environment, including reporting unsafe conditions and following protocol to prevent accidents/injuries
    Adhere to and embrace company policies and values
    Assist team with tasks as needed

    Compensation & Benefits
    Hourly wage of $ /hour (~$58,000 - $70,000/year)
    Up to $175 commission per new lease completed

    Additional Information
    This position will cover a small portfolio of properties located in the city of Seattle. Travel between locations should be expected multiple times per week.

    Schedule:
    this is a full-time position, typically working Tuesday - Saturday 8:30am - 5:30pm. Friday and Saturday hours are necessary to ensure coverage for prime leasing days.

    Work Environment:

    This role will primarily (60-70%) be based at one of the larger properties in the portfolio in downtown Seattle, with the remaining time split between other properties and the Pilot offices.
