    Assistant Community Manager

    The primary goal of this position is to ensure the timely and accurate preparation of initial and annual recertification for all residents, in full compliance with Low-Income Housing Tax Credit (LIHTC) regulations.

    Key Responsibilities:

    • Maintain an up-to-date property waiting list.
    • Coordinate on-site data collections and process resident information efficiently.
    • Schedule and complete resident recertification interviews.
    • Verify accurate calculation of income, assets, rent levels, etc.
    • Assist the manager with accounts receivable and payable tasks.
    • Coordinate apartment inspections and create work requests as needed.
    • Provide assistance to residents with inquiries and concerns.
    • Maintain accurate and organized resident files, adhering to company and regulatory policies.
    • Support office staff with various tasks, including rent collection and social activities.
    • Participate in administrative and leasing tasks as required.

    Requirements:

    • At least 2 years of experience in property management.
    • Excellent customer service skills and a premiere orientation.
    • Ability to perform job duties with minimal supervision in a fast-paced environment.
    • Strong verbal and written communication skills.
    • Experience with accounts receivable and collections.
    • Preference given to candidates with Project Based Section 8 experience.
    • 2 years of recertification experience or professional certification such as Certified Occupancy Specialist (COS) and any relevant LIHTC designations.
    • Attention to detail and ability to work independently on assignments.
    • Proficiency in Microsoft Office, Excel, Outlook, and One-Site Property Management Software.
