    POSITION: PROJECT MANAGER
    LOCATION: OKLAHOMA CITY or TULSA, OK

    Our construction client provides paving and stone construction services to commercial, government and residential clients. Projects range is up to $13M. Most of the projects are in Oklahoma.

    GENERAL

    2. EPS Scopes of Work

    a. Understand and be able to articulate the 5 core scopes of work:

    1. Stone paving

    2. Stone cladding and veneer

    3. Rooftop deck systems

    4. At grade unit paving systems

    5. Stone & paving restoration, maintenance & cleaning

    PRECONSTRUCTION

    1. Takeoffs

    a. Given a set of project drawings, accurately measure and present material quantities.

    b. Given a takeoff performed by a project engineer, quickly review for accuracy and extract necessary data.

    2. Estimating

    a. Given a set of project construction documents & estimating software, efficiently and accurately estimate material, labor, equipment, and overhead costs.

    b. Draft and submit pre-bid RFIs to clarify scope as necessary.

    c. Communicate with the GC, owner, and suppliers to understand our competition.

    d. Given a set of construction documents, extract the necessary forms and requirements to submit a responsive bid.

    e. Submit bids on time to owners or general contractors by creating proposals from templates or by accurately completing owner bid documents.

    f. Follow up with all submitted bids until an outcome has been determined. Request the contract amount of the low bidder if a contract is not awarded to EPS.

    g. Record bid statistics to track market fluctuations.

    PROJECT MANAGEMENT

    1. Safety

    a. Coordinate with field personnel to identify and mitigate potential hazards at a job site. All accidents are preventable. Complete projects with zero accidents.

    b. Ensure safety requirements per the contract are met.

    c. Prepare and submit a project safety manual as required.

    2. Client Relationships / Interaction

    a. Effectively communicate and build positive relationships with clients. Conduct business following EPS company values.

    3. Contract Execution

    a. Review contracts to ensure the agreement is in line with the project proposal and to identify any detrimental language.

    b. Request insurance certificates and bonds as required.

    4. Project Start-up

    a. Schedule any as-built survey needs with the operations manager.

    b. Communicate with the owner or GC to ensure we have an accurate start date with proper lead time to procure materials and schedule crews and equipment.

    5. Submittals

    a. Create and submit all information required in the project specifications neatly and promptly. Avoid return and resubmit response from the reviewer.

    b. Request shop drawings from the drafter for every project. Ensure the drafter has the necessary information to draw a plan view layout and necessary details.

    c. Post approved shop drawing in the field use folder for the crew leader to use as an instructional guide to building the job.

    6. Material Procurement

    a. PurchaseOrders

    i. Identify the least expensive product that meets or exceeds project requirements.

    ii. Compare the final purchase order with the bid amount and report the results via basecamp.

    iii. With field operations assistance, measure and order necessary materials identified in the estimate for the project and ensure the proper materials arrive on time and at the correct location. Avoid all delays due to lack of materials.

    iv. Communicate with suppliers and relay all information to the operations manager.

    b. Material Tracking

    i. Reconcile load tickets with purchase order quantities before delivery. Identify discrepancies and make changes as necessary.

    ii. Accurately track the quantity of materials shipped, received, and installed at a project. Reconcile materials received with purchase order quantities.

    7. Requests for Information (RFIs)

    a. Submit RFIs on EPS forms. Communicate and implement information received. If a response initiates a changed condition, implement the change order process.

    8. Change management

    a. OwnerRequestedChanges

    i. Identify all changed conditions and ensure EPS is compensated for additional scope or increased costs. Ensure GC or owner is credited for decreased scope or decreased cost as agreed.

    ii. Submit cost changes quickly and ensure contract requirements are met.

    b. Value Engineering Changes

    i. Identify alternative solutions that decrease cost, but do not decrease quality. Present alternative pricing that allows the company to keep or share savings.

    9. Scheduling

    a. Build an accurate critical path method schedule for the project if required.

    b. Update schedule as necessary throughout the project.

    c. Review GC/Owner CPM schedules for start dates and durations for EPS scopes of work.

    10. Financial

    a. PayApplications

    i. Submit accurate monthly progress pay applications to owner or GC at intervals defined in the projects contract or provide accurate billing amounts to accounting

    ii. Ensure materials on hand and profit are accounted for in the billing amount

    b. Vendor Invoices

    i. Ensure vendor invoices reconcile with purchase order and materials received at the project

    ii. Approve invoices for payment after they are received by the field in proper quantity and in good working order

    c. Project Accounting

    i. Create an accurate project budget from the estimate. Provide a quantity, unit of measure, and total amount for each necessary cost code.

    ii. Update the project financial performance monthly using the cost projection tool. Compare to date metrics with the budget and forecast any variances necessary.

    iii. Report work in progress revenue, cost, and margin and forecasted final revenue, cost, and margin.

    iv. Update budget and cost projections with change orders as necessary.

    v. On large projects, track performance weekly to identify any negative variance quickly. Report findings as necessary.
