    Description
    The Superintendent will be the on-site field leader for multifamily ground-up projects in the Naples area.

    They will oversee daily site operations, coordinate trades, ensure quality and safety standards, and drive the project schedule so that construction is delivered on time, within budget, to the owner's expectations and local code requirements.

    Key Responsibilities
    Lead the daily field operations of the construction site: mobilization, set-up, logistics, sequencing of work, and progress tracking.
    Coordinate subcontractors, trades, suppliers, and internal field crews to achieve the schedule milestones.
    Review project drawings, specifications, submittals and RFIs to ensure field work aligns with design intent and contract requirements.
    Maintain a detailed daily log and site documentation of progress, manpower, materials, inspections, delays and change orders.
    Ensure all work meets the quality standards, building codes (including Florida-specific requirements), and the owner/architect's design specifications.

    Implement and enforce jobsite safety programs, conduct toolbox talks, site walks, and ensure compliance with OSHA and company safety standards.

    Coordinate with the Project Manager to maintain schedule, anticipate delays, propose recovery plans, and manage site cost-control (labor, materials, equipment).

    Manage material deliveries, inspect for damage, coordinate storage, track usage and maintain site warehouse/logistics.
    Conduct regular site meetings with subcontractors, QA/QC staff, field engineers and owners/architect representatives to address progress and issues.

    Supervise site field personnel:
    foremen, assistant superintendents, labor crews; mentor and develop the field team.
    Assist with close-out activities: punch list, commissioning, turnover to owner/residents, warranty walk-throughs and documentation.

    Required Qualifications & Skills

    Minimum of 5-10 years of proven experience as a Superintendent on multifamily construction projects (ground up, podium, wrap, high-rise or mid-rise).

    Experience with multifamily is strongly preferred.
    Strong knowledge of construction methods, materials, scheduling/sequencing, site logistics, subcontractor coordination and quality control.
    Ability to read and interpret construction drawings, specifications, submittals and contract documents.

    Proven safety leadership:
    knowledge of OSHA regulations, experience leading safe job sites.

    Excellent communication (verbal & written), leadership, and interpersonal skills—able to build rapport with trades, vendors, clients, architects and internal teams.

    Proficiency with jobsite documentation tools and software (daily reports, scheduling, submittal tracking). Familiarity with systems such as Procore, PlanGrid, Raken or equivalent is a plus.

    Physical stamina and ability to spend extensive time on-site: walking, climbing, inspecting, and actively supervising while outdoors in Florida climate.

    Valid driver's license and ability to travel to site as needed.

    Preferred Qualifications
    Bachelor's degree or associate degree in Construction Management, Civil Engineering or related field (or equivalent experience).

    Experience in Southwest Florida or the Gulf/Coastal region—with awareness of local building codes, permitting, hurricanes/resilience considerations and climate-specific site conditions.

    Previous experience working with wrap/podium delivery methods, structural concrete/heavy timber or multifamily high-rise systems.

    Certifications:
    OSHA 30, First Aid/CPR, LEED or sustainable building credentials a plus.
    Experience in value engineering, cost-control initiatives, and proactive risk management.
