    1. Oversee and manage a portfolio of properties, ensuring they are well-maintained and in compliance with local, state, federal, health, safety, and housing laws; abating any violations that come up

    2. Conduct regular property inspections and coordinate necessary repairs and maintenance

    3. Review service contracts. Assist in negotiating service agreements and monitor vendor performance to assure full compliance with standards established within the service agreement

    4. Contracts for and oversees capital improvements and alterations, renovations or reconditioning of property as specified in property management contract, or per the owner's directions or lessee's agreement if needed

    5. Maintains property by investigating and resolving tenant complaints and issues in a timely manner, enforcing rules of occupancy

    6. May assist with eviction of tenants in compliance with lease terms, court order, and directions from legal counsel and owner

    7. Secures property by establishing and enforcing precautionary policies and procedures, and responding to emergencies and alerting owner if needed

    8. Develop and implement strategies to maximize the value of the properties in the portfolio

    9. Work with other members of the property management team to ensure the smooth operation of the property.

    10. Collaborate with professionals to address any issues or disputes related to the properties

    11. Acts as coordinator to ensure that company fully meets and exceed contractual property management obligations. Responsible for all management related duties in order to best serve each property, representing the owners as 'clients' and tenants as 'customers'.

    12. Provide support to owners and accounting staff in the event of a property sale, appraisals, refinance or account changes.

    13. Accomplishes financial objectives by assisting in collection of rents, paying bills, preparing an annual budget by forecasting requirements and analyzing variances, scheduling expenditures, and initiating corrective action

    14. Responsible for all collections and A/R
