    The position: The Project Manager is responsible for all facets of designated renovation and Capex projects assigned across multiple locations. The candidate will be needed to demonstrate expertise regarding property evaluation, scope identification, bidding, buyout, contracting, execution of work, owner/investor communication, budgeting and coordination of all activities to ensure that goals or objectives of project's Capex needs are accomplished within prescribed time frame and funding parameters. Proficiency with the following duties personally or through subordinate supervisors will be expected.

    Responsibilities
    • Manage all aspects of the Capex and renovation process from the project's inception to final completion.
    • Create and maintain all project budgets, schedules and trackers needed to coordinate work.
    • Represent RPM Living in professional communications amongst owners, investors, clients, other RPM departments, contractors, subcontractors, and vendors.
    • Determine scopes, identify potential bidders, coordinate bidding process, resolve bid conflicts, analysis bids, propose recommendations to clients, and contract vendors to perform needed capex work.
    • Act as an advisor for our clients around lender funding and draws and partnering with them to ensure acquisition of funding.
    • Pulling invoices and working with Accounts Payable to ensure we're accounting for all construction costs.
    • Conduct site visits to each location to oversee renovations, work in progress, punchlist, meetings, and assorted onsite tasks.
    • Position is approximately 60% office / 40% field based. Strong computer skills are required
    Qualifications
    • Minimum 2 years of Project Management or Facilities Management experience working directly for a multifamily property management company.
    • Strong communication and direct partnership with clients, owners and investors.
    • Understanding lender funding and draws, and knowing what qualifies.
    • Expert knowledge of capital vs cash expenses and knowing how to navigate both strategies.
    • Exposure to any project management software preferred).
    • Bachelor's degree from four-year college or university; or two years related experience and/or training; or equivalent combination of education and experience.
    Employment with RPM Living is contingent upon successful completion of a background check and valid driver's license.
