    The NRP Group is currently seeking a Assistant Project Manager to join our Development Project Management team in Cleveland, OH

    POSITION SUMMARY

    The Assistant Project Manager (APM) is responsible for helping the development project management team to bridge the expectations and efforts of all parties involved in the tax credit application cycle, predevelopment process, development phase to groundbreaking, and ultimately to project stabilization.

    The APM coordinates pieces of projects from a largely micro perspective and supports the project management team's work with various specialists to help those specialists execute their tasks toward target dates for closings, groundbreakings, and transition to property management.

    The APM will also work with the Senior Applications Manager to produce funding applications for Low Income Housing Tax Credits and other funding sources.

    The APM will report to the Senior Development Project Manager and work closely under their supervision, with the goal of becoming increasing self-sufficient and project managing for the company.


    Essential Functions:

    • Maintain tracking and coordination of land contracts within a defined territory.
    • Coordinate the funding of land milestone payments/wires with all involved internal and external parties.
    • Coordinate preparation of cost certification packages to be submitted to various Housing Finance Agencies.
    • Assist with preparation and assembly of Low-Income Housing Tax Credit and gap financing applications.
    • Generate detailed analysis of funding documents.
    • Engender trust and respect of partners (both for-profit and nonprofit), L.P.'s consultants, and third-party professionals to create responsive and effective partnerships.
    • Become increasingly self-sufficient with goal of project managing for the company.
    • Understand the critical path within each Project timeline - Detailed position.
    • Assist in development department's communication with NRP Contractors to ensure that pre-construction survey, engineering and architectural tasks are seamless within conceptual project timeline.
    • Coordinate on various due diligence items with other members of NRP's Design & Entitlements and Development division.
    • Assist with equity and debt closings for market rate and affordable deals.
    • Attend specific Housing Finance Agency committee meetings and training seminars to solidify relationship with Housing Finance Agencies.
    • Position will require work weeks exceeding 40 hours during various tax credit application cycles.
    • Other tasks as assigned.

    Qualifications:

    Education:
    Bachelor's degree preferred

    Experience: 0-3 years working in a professional, real-estate related atmosphere preferred

    Technical Skills:
    Proficient in Microsoft Office Suite. Effective communicator - physically, verbally and written - with a diverse audience.
