JOB SUMMARY:
The Senior Property Manager is responsible for the management of a mixed-use property to include a tenant mix of retail, restaurant, office and a master condo association including owned residential units.
Specific priorities or focus may be directed the Director of Property Management depending upon the specific needs of the property.
MINIMUM QUALIFICATIONS REQUIRED:
Education and Experience:
Five years of related experience as a Property Manager or Senior Property Manager of a commercial property
Experience managing Condominium Associations and Reciprocal Easement Agreements
Community Association Managers license (may be obtained within first 90 days of employment)
Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
ESSENTIAL JOB FUNCTIONS:
Support the development and implementation of a Business Plan which addresses the opportunities and needs of the property
Professionally represent the Company and develop strong relationships with existing and prospective tenants
Support office leasing results by partnering with Brokers and Asset Management throughout the leasing process
Actively contribute and support the leasing representative in developing and implementing the center's leasing strategy for retail
Support tenant coordination process by working with Construction Management to deliver upon landlord's agreed to lease obligations
Support tenant coordination process by working with Construction Management as they oversee the tenant improvement of a space
Ensure proper administration of all leases to include collection of rent, sales (if applicable), notices, defaults, proper insurance coverage, property rules, required licenses and permits
Proactively respond to tenant issues; conduct formal and informal tenant meetings to promote/discuss marketing, operations and security
Support creation of annual marketing budget
Support marketing in the development and execution of a comprehensive marketing plan that enhances the property and key retailer sales as well as sponsorship and branding programs.
Deliver creative programming and maximize resources such as social media to connect with shoppersIn conjunction with creative, maintain effective media relations by fielding media calls and preparing responses
Focus on driving growth of all social media channels, including fan base for Facebook and Twitter (social connections), as well as an increase in data collection, SMS and Email (subscribers)
Uphold an exceptional visual presentation and design standards for the retail zones of the property
Create a positive experience for all patrons by establishing and maintaining exceptional operating standards
Oversee and manage third party vendors including security, parking, janitorial, landscaping
Assist in identifying, creating and selling ancillary revenue opportunities such as media and filming
Flawlessly execute all Corporate Creative and Green programs and initiatives at the field level
Responsible for supporting the creation of required monthly financial package to include forecasting, variance comments and creation of an executive summary.
Participate in Manager on Duty rotation, staff meetings and other relevant management responsibilitiesIMPORTANT JOB FUNCTIONS:
Some special events outside of the standard business hours may be required.

It is understood that Property Management responsibilities are demanding and fluid. Requirements and focus, by necessity, may change from time to time and additional responsibilities assigned when appropriate.

Working Conditions:
Responsibilities may require an adjusted work schedule, overtime, and evening/weekend hours in order to meet deadlines or attend special events.
