Preconstruction Director - Chicago, ILRelocation Assistance Available
A nationally active Builder/Developer with a growing Midwest presence is seeking a Preconstruction Director to lead strategy and oversight of estimating operations in the Chicago market.
This is a senior leadership role within an organization known for securing complex, large-scale projects through disciplined planning, strong client relationships, and early-phase cost leadership.
Preconstruction is not treated as a support function here, it is central to how projects are won and how margins are protected.
You will direct all estimating and precon efforts across multiple market segments, including high-rise office, hospitality, multifamily, and mixed-use developments.
Working closely with executive leadership and business development teams, you will shape pursuit strategy, establish conceptual budgets, and guide pricing conversations with sophisticated ownership groups.
This role also carries responsibility for strengthening internal estimating processes, mentoring staff, refining cost controls, and ensuring alignment between early-phase budgeting and operational execution.
Lead precon strategy for major commercial and mixed-use pursuits.
Prepare and review conceptual estimates, GMPs, and detailed cost analyses
Partner with clients during early design phases to establish realistic financial frameworks
Oversee subcontractor engagement, buyout strategy, and supplier negotiations
Guide contract review, risk assessment, and delivery model selection (Design-Build, CMAR, etc.)
Develop and mentor estimating and preconstruction staff
Candidate Profile
Extensive experience in precon leadership within large commercial construction environments
Strong command of conceptual budgeting for high-rise and complex urban projects
Demonstrated success in client-facing pursuits and negotiated work
Deep understanding of cost modeling, procurement strategy, and risk allocation
Leadership style suited for structured, performance-driven organizations
