    Serves as primary leader on projects from start to finish with little oversight from the top project leader.

    Uses proactive approach on the project and takes on a leadership role in managing the Preconstruction/Start-Up, Relationships/Communication, Schedule, Budget, Risk, Close-out, and other components of the project.

    Leads other members of the project team toward successful completion of the project. Handles complex and/or difficult situations to ensure successful completion of the project.


    PRIMARY RESPONSIBILITIES
    Preconstruction
    Participates in the overall preconstruction process with assistance from top project leader.
    Responsible for Bid Package development and review of bid packages to facilitate buyout.
    Leads preparation of drafting Trade Partner scopes of work.
    Develops budget set up for General Conditions and General Requirements.
    Leads and develops construction schedule, site specific plans, and project protocols.
    Leads the Internal Kick-Off meeting.
    Leads bid evaluations and trade partner buyouts, comparing bids to drawings and specifications.
    Develops Self Perform work plans.

    Project Set-Up and Planning
    Manages and ensures set up and implementation of internal and external project documentation.
    Manages overall development and execution of the procurement process.

    Manages overall submittal process (procurement letters, submittal register, itemized date requirements, submittal review and compliance, documentation, and continuous / weekly follow-up).

    Manages and ensures development and implementation of overall site specific project plans.
    Leads and manages overall internal and external project meetings ensuring meeting minutes and attachments are distributed.
    Leads and/or assists with the permitting process.

    Schedule Management
    Manages and ensures the overall project schedule process, ensuring project schedule is complete and accurate.
    Manages and ensures schedule coordination with Trade Partners, vendors, and site staff on a weekly basis.
    Leads and manages a schedule recovery plan if delay(s) occur and need to recover lost time.
    Leads and manages weekly look ahead schedules, sequencing, phasing, and adjustments.
    Leads and manages updating master schedule and documentation of delays are in the schedule.
    Leads and manages overall critical and near critical path.
    Manages and ensures weekly schedule updates with appropriate level of detail for the look-ahead and master schedule.
    Communicates the overall project schedule to all project stakeholders.

    Budget Management
    Leads project budget reviews and weekly reports to ensure project meets or exceeds budget expectations.
    Leads and manages corrective measures to steer project back in budget, communicating and coordinating with stakeholders.
    Manages weekly labor and material reports and correct discrepancies.
    Prepares and manages Pay Application process, leads trade partner invoice reviews and compares budget / contract.
    Leads and manages overall Field Work Directive Process.
    Leads and manages the Change Order Management process (PCO and COR).
    Leads the initial budget set.
    Projects and forecasts work / budgets by collaborating with project team and top project leader.

    Safety Management
    Manages the site specific safety plan with assistance from the project team and safety department.
    Manages and ensures site safety walks, documentation, and corrective actions.
    Leads by example and ensures Safety is the highest priority on the Project.
    Ensures ORM process and daily documentation.
    Manages and ensures Trade Partner site safety requirements are received and in place prior to starting work.
    Leads and ensures a review of the Hazardous Building Material Survey(s) has been conducted.
    Manages and ensures potential High Risk Activities have preliminary plans.

    Logistics Center
    Manages and ensures a comprehensive material and equipment plan to maximize enhancements.
    Manages and leads project equipment needs for merits of purchase vs. rental.
    Manages and ensures comparing schedule and budget to ensure equipment is onsite when needed.
    Manages and ensures project plan to maximize equipment and tool rental enhancements.
    Manages and ensures the Logistic Center equipment utilization plan.
    Manages and ensures review of monthly Logistics Center invoice, comparing to onsite tools and project budget.

    Self-Perform
    Manages overall production rate / budget goals, supports project team with self-perform reports.
    Ensures self-perform project staff plans and field craft needs are planned.
    Manages and ensures self-perform look ahead and master project schedule.
    Manages and ensures overall development and execution of self-perform procurement.
    Manages and ensures schedule, unit tracking, and procurement coordination for field craft and self-perform tasks.

    Building Performance Solutions
    Participates in project site-walls with BPS Manager.
    Manages and ensures deficiencies are documented, corrections made with corrective pictures.
    Manages and leads the overall mock-up process, ensure mock-up plan(s) and execution.
    Manages and leads preinstallation meetings and meeting minutes.
    Manage and ensure QA/QC inspections, non-conforming work is identified, tracked and corrected through proper documentation.
    Manage ensure the overall project Action Plan process and implementation.

    Manages and leads Building Envelope coordination meetings, ensure meeting minutes and all related trade partner submittals and RFI's are approved prior to start of work.

    Participates in project site-walks with Quality Manager.

    Documentation
    Manages and ensures all documentation for the project is maintained, organized, and up to date.
    Manages and ensures filing systems are well organized and maintained for all project files.
    Manages and ensures drawings, specifications, and site specific plans, etc. are up to date and filed.
    Manages and ensures regular photo documentation is being conducted. (StructionSite, Drone Flyovers, etc.)
    Manages and ensures any change or field as-builts are documented and/or submitted to design team for approval.
    Manages, leads, and ensures of the overall documentation processes: Meetings, Procurement, RFI, Schedule, Budget, etc.

    Projections and Deep Dives
    Manages and leads the overall Projection and / or Deep Dive Packet with minor assistance from project leader.
    Manages, leads, and ensures schedule is up to date and accurate.
    Leads and actively participates in meeting(s) with project team.
    Manages and ensures Deep Dive visit plans (parking, site walk, project preparedness, etc.)
    Manages and leads follow up action items, documentation, and tracking through completion in a timely manner.
    Projects and forecasts work / budgets by collaborating with project team and project leader.

    Meetings and Relationships
    Manages and ensures the overall project meeting agenda and meeting minute process for the project.
    Manages and ensures content, attachments, agendas, and minutes are issued in a timely manner.
    Manages and leads internal and external project meetings.
    Represents the company in a professional manner at all times.
    Builds and maintains superior relationships with clients, design team, trade partners, and associates.

    Risk Management
    Ensures project team has reviewed and understands owner contract.
    Manages and ensures owner and trade partner contracts are in place prior to starting any work.

    Manages and ensures all applicable Safety items from Trade Partners (Fall Protection Plan, Safety Plans, etc.) are received and reviewed prior to starting any work.

    Manages and ensures Trade Partner COI has been received and is not expired.
    Manages and ensures FWD's are in place prior to any extra work being started.
    Leads and ensures overall delay documentation processes (permit, weather, trade partner, etc.).
    Identifies risk, develop risk mitigation plan(s), and manage through conflict management.


    MINIMUM QUALIFICATIONS
    (minimum requirements before going into job)
    Bachelor's Degree in Construction Management, Engineering, or related field, or equivalent combination of education, training, and experience.
    6+ years' experience.
    Proficiency in / ability to learn Procore and Microsoft Project to manage all components of the project.
    Proficiency in computer applications, preferably Microsoft Office.
    Demonstrated ability to take a leadership role on projects from start to finish.
    Proven consistent track record of successful projects/project management.
    Proven track record of superior budget management and accurate monthly cost projections.
    Demonstrated ability to develop project schedules and manage from beginning to end.
    Proven track record of proactive approach to problem resolution and issues management.
    Demonstrated relationship skills.
    Demonstrated ability to successfully manage more than one project at a time.
    Proficient in running project-related meetings, including Progress, OAC, and pre-installation meetings.


    WORKING CONDITIONS
    The position requires work in an office environment with ability to travel up to 100% throughout the Midwest
