- Performs maintenance duties in the installation, maintenance, diagnoses, repair, and alteration of HVAC chillers, boilers and distribution systems including auxiliary support equipment to ensure maximum operation efficiency.
- Monitors HVAC systems at building sites; operates automated building controls and energy management systems.
- Troubleshoots and repairs direct digital controls, chilled water valves and mixed-air modulating motors to diagnose and test for proper operation of HVAC system equipment.
- Performs calculations to determine proper calibration and settings of pneumatic controllers and dials.
- Performs preventative maintenance and inspects HVAC equipment, hot water boilers, and storage tanks.
- Reads and interprets mechanical, piping and electrical control drawings, blueprints and diagrams.
- Performs and applies advanced heating and cooling principles, practices, and theories such as refrigerant cycles and heat transfer laws, test and balance and fluid hydraulics and mechanical and basic electrical troubleshooting techniques on boilers, industrial chillers, controls and auxiliary components.
- Troubleshoots low voltage electrical equipment and components.
- Maintains, monitors and controls boiler and cooling tower water system's chemical treatment equipment. Tests, records, interprets and adjusts system feed rates to maintaining required chemical treatment parameters.
- Operates aerial man lifts, refrigerant recovery equipment, overhead cranes, hoists, power tools, electrical testing instruments, oxy-acetylene equipment, pipe threading machines, pneumatic/hydraulic pumps, generators, and forklifts.
- Trains personnel and mentors other employees.
- Establishes and maintains effective working relationships and public relations.
- Performs other duties as assigned.
- Troubleshoots and repairs direct digital controls, chilled water valves and mixed-air modulating motors.
- Installs and tests new installations associated with the Building Monitoring and Control System (BMCS) of any SAWS facility.
- Utilizes Building Management System (BMS), Metasys Building Management System (Dos Rios Lab), and Micro main.
- Investigates problems with instruments and sensors including flow meters, variable speed drives, temperature sensors, pressure and level transmitters, air quality sensors, communication devices and interfaces associated with BMCS.
- This position provides functional guidance to other employees and assigns, organizes, trains, and checks on work procedures.
- This position works under limited supervision.
- High School Diploma or GED.
- Five years' experience in the operation, installation, maintenance, inspection and repair of HVAC, Refrigeration, Digital Controls, Water Chemistry, and Electrical systems.
- Certification as a Universal Refrigerant Handling and Recovery Technician.
- Valid Class "C" Texas Driver's License.
- Proficient in the use of refrigerant recycling/recovery equipment, power tools, multi-meter soldering/brazing equipment, pipe threading machines and tube cleaning equipment.
- Ability to use word processing, spreadsheet and computerized software.
- Ability to report to work on time, maintain a good attendance record, and work all designated work schedule.
- Knowledge of industrial HVAC water chemical treatment applications and theory.
- Basic electrical knowledge and troubleshooting experience.
- Ability to use Building Management System (BMS), Micro Main, Simplex, Automatic Logic, Metassys, Scada, Flex software and Rockwell interface York Chiller software.

JOB SUMMARY
The Commercial HVAC Technician is responsible for operating, repairing, troubleshooting and performing corrective and preventative maintenance on various types of heating, ventilating and air-conditioning equipment, chilled water and distribution systems including auxiliary mechanical, electrical and chemical treatment equipment.

PHYSICAL DEMANDS AND WORKING CONDITIONS
Physical requirements include lifting up to 80 pounds occasionally.
Subject to standing, sitting, walking, climbing, bending, crawling, squatting, kneeling and working in cramped and strained positions for long periods of time to perform job scope.
Working conditions are primarily in a plant and office environment with exposure to excessive noise, high voltage equipment, and potential exposure to mechanical, electrical, chemical and confined space hazards.
If part of a confined space entry team or performing tasks with exposure to chemicals or hazardous atmospheres, such as monitoring, acid cleaning or chlorine system repair, or heavy dust concentrations requiring the use of respiratory protection equipment, employee must be able to complete the requirements as specified in applicable regulations for personal protective equipment, including clearance for use of respiratory protection and other associated protective equipment.
May be required to work hours other than regular schedule such as nights, weekends, holidays, on-call and rotating shifts.
