    JOB SUMMARY:
    Real Estate private equity firm with extensive holdings throughout the U.S. is seeking a self-motivated and talented Associate Director to join its Philadelphia investment team.

    The Associate Director will be actively involved in acquisitions, dispositions, asset and portfolio management, as well as investor reporting and fundraising activities.

    The firm's portfolio includes office, retail, industrial and multi-family properties. The successful candidate must be detail-focused, able to interface with senior management and thrive in a team-oriented environment.

    Essential Functions:
    Keep current on market trends where the firm has existing investments and in target markets.
    Assist with managing the capital markets team and deliverables.

    Create and/or modify complex cash flow projections for new and existing joint ventures, funds and/or assets using ARGUS Enterprise and Excel.

    Underwrite asset acquisitions (abstract leases, review market and submarket reports, property agreements, property condition reports, environmental reports, budgets, and operating statements).

    Prepare investment committee memorandums for the firm's investment committee.
    Assist in transitioning new acquisitions to in-house property management, leasing, accounting and construction teams and work with these teams on an on-going basis to maximize the value of the firm's investments
    Support the asset management team in preparing budgets and disposition packages.
    Prepare investor specific reports, quarterly newsletters and annual investor presentations.
    Perform other duties as assigned

    Qualifications/Requirement:
    Advanced analytical and modeling skills
    Superior oral and written communication skills; excellent interpersonal skills
    Ability to model joint venture and fund waterfalls including GP Promote, GP catch-up, hurdle rates, etc.
    Ability to handle multiple, concurrent complex assignments with moderate supervision
    Demonstrated progressive history of achievement
    High-energy, detail-focused individual with unquestionable integrity
    Thorough understanding of investment fund economics
    Pro-active, solutions-oriented mindset with a strong focus on meeting deadlines
    Ability to work independently and collaboratively and thrive in a result-oriented environment

    Experience/Education:
    Bachelor's Degree in Finance, Math, Business, or Economics with an understanding of Commercial Real Estate strategies
    Master of ARGUS Enterprise and Excel
    8-10 years of Commercial Real Estate experience in acquisitions, asset management or underwriting in private equity or investment banking.
    Master's or MBA degree preferred
