JOB DESCRIPTION

JOB TITLE: MAINTENANCE TECHNICIAN

DEPARTMENT: PROPERTY MANAGEMENT

REPORTS TO: MAINTENANCE SUPERVISOR

BASIC PURPOSE:

Carries out a variety of maintenance tasks essential for upkeeping and increasing the value of the community. Performs repairs and upgrades on empty apartments to get them ready for the market. Collaborates with the maintenance team to ensure the community complies with the quality maintenance standards established by the Company.

ESSENTIAL FUNCTIONS:

Prepares vacant apartments to be market-ready.
Carries out a range of community maintenance tasks including light bulb changes, filter replacements, lock repairs, window coverings installation/repairs, minor HVAC, plumbing, electrical work, appliance repairs, vinyl repairs, caulking, painting, snow removal, pool maintenance, and preventive maintenance.
Addresses resident service requests promptly.
Provides on-call emergency services when necessary.
Reports maintenance concerns for repairs in vacant units, models, clubhouse, or common areas to the Maintenance Director/Supervisor.
May assist in overseeing maintenance inventory and supplies.
Helps with heavy lifting.
Assists the Maintenance Supervisor or Property Manager with special maintenance projects such as building component and mechanical maintenance.
Keeps the grounds and common areas clean from trash and debris.
Works closely with management to form a cohesive team that reflects Navarino's quality and professionalism.
Maintains open communication with property management.
Interacts professionally and courteously with residents, colleagues, and the public at all times.
Supports other staff members when needed.
Communicates with residents as required.
Participates in setting up resident events and activities.
Drives company vehicles for business purposes.
Performs other assigned duties.

JOB QUALIFICATION REQUIREMENTS:

Knowledge/Experience:

Preferably a high school diploma or equivalent. Trade school or military training is advantageous. One to five years of hands-on general maintenance experience preferred, with proficiency in at least one major area such as plumbing, electrical work, carpeting, or painting.

Machines, Tools and Equipment, Software:

Utilizes hand tools typically used in construction, maintenance, and landscaping. Includes hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chainsaw, key machine, and various maintenance and landscaping chemicals. Operates motorized vehicles.

Licenses/Certifications:

Requires a valid driver's license, good driving record, and auto insurance. EPA certifiable status is a plus.

Other Requirements:

Representing Navarino, employees are expected to dress appropriately for a professional business environment. Uniform compliance is mandatory where applicable.

PHYSICAL AND VISUAL ACTIVITIES:

Engages in indoor and outdoor work in all weather conditions. Involves medium to heavy labor, including prolonged standing, walking, climbing, stooping, kneeling, crouching, and lifting up to 100 pounds frequently, and up to 50 pounds regularly. Requires good eye/hand coordination and color perception. Must be able to distinguish colors accurately and handle heavy equipment.
