    DIRECTOR OF PRE-CONSTRUCTION:

    Responsible for developing preliminary budgets, value management, preconstruction schedules, procurement plan, pre-qualification of subcontractors, bid packages, the subcontractor/supplier bid process, evaluation of bids, presentation of detailed estimates of work, and developing strategies to win & execute work. Develop and manage Ownership groups/clients to grow long term relationships with repeat work. Train and develop ALL preconstruction staff.

    RESPONSIBILITIES

    • Responsible for the accuracy of the estimate, reviews drawings, specifications and all other construction documents and makes the others involved in the project aware of construction related problems, completeness of information and potential risks involved in General Conditions and Supplementary Conditions.
    • Prepares construction schedule for estimating purposes, requests and discusses staffing requirements, construction and logistics plan with Project Manager and Project Executive.
    • Facilities General Conditions estimate and reviews with Business Unit Leaders, and any other senior project staff that might have been assigned to the project.
    • Responsible for the preparation of conceptual, schematic, design development and construction estimates during pre-construction.
    • Assists the Project Manager in buying out the project.
    • Supervises the Preconstruction Managers, Assistant Preconstruction Managers, Preconstruction Engineers and Interns.
    • Support Business Development in proposal presentations, aids in building client and Architect/Engineer relationships.
    • Maintain all current estimating records, unit prices, etc.
    • Participate in quantity take-offs and contact trade contractors.
    • Thoroughly reads and comprehends drawings and specifications for projects.
    • Understands contractual differences (lump sum, cost plus, CM at Risk, design build, etc.) and preconstruction roles, risks and responsibilities associated with each.
    • Review of & development of subcontract call lists, solicitation of sub/vendor for pricing.
    • Prepares work to be estimated by visiting job sites, gathering proposals, plans, specifications and related documents.
    • Identifies labor, material and time requirements by studying current job conditions, proposals, plans, specifications and related documents to create Project Information document and assignment of scopes.
    • Computes costs by analyzing labor, material, and time requirements;
    • Resolves discrepancies by collecting and analyzing information;
    • Prepares special reports by collecting, analyzing and summarizing information and trends.
    • Monitor design development and construction over-runs and potential problem areas.
    • Participates in the value engineering process.
    • Drafts and reviews contracts and agreements.
    • Reviews changes between design document iterations to identify company risk and capture cost implications.
    • Facilitates and leads project meetings.
    • Provides real time cost data and alternative construction means and methods to clients and design teams.
    • Manages preconstruction schedule and team to achieve project deadlines.
    • Responsible for review of Ownership deliverable packages including but not limited to: qualifications, value management reports, schedules, etc.

    • Must possess working knowledge of or demonstrate willingness to learn how to use the following software applications: All Preconstruction Sotfware that may inlcude: Outlook, Excel, Bluebeam, Sketchup, Revit, Building Connected, On-screen Take Off, Agtek, Procore, Viewpoint Field Work Center, HCSS, and Destini.
    • Understands and implements company polices, procedures, and expectations in ALL aspects including work product, server organization, and company culture.
    • In depth knowledge of building practices, systems and assemblies.
