    Assistant Community Manager

    This position is responsible for assisting the Community Manager in overall property operations, team oversight, and community compliance with all policies, procedures, and quality control standards.

    Essential Duties

    • Minimum 3 years experience in Property Management
    • Assist with affordable housing Section 8 and Tax Credit (LIHTC) recertification process and compliance.
    • Maintain property waiting list
    • Oversee accounts receivable, collect rent, security deposits, and invoice processing
    • Deliver legal notices
    • Build positive relationships with prospective and current tenants
    • Coordinate on-site data collections and processing of resident information
    • Schedule resident recertification interviews and coordinate apartment inspections
    • Ensure proper income, assets, rent levels calculation, etc.
    • Investigate and help resolve complaints, disturbances, and violations
    • Maintain resident files according to company policy and regulatory agency guidelines
    • Assist with tasks associated with property operation: leasing, rent collection, resident services, and maintenance
    • Prepare and execute detailed, legally compliant lease agreements
    • Oversee financial procedures including verifying renter income, processing monthly payments, and executing default protocols
    • Create organizational systems for accurate record keeping, efficient financial transactions, and prompt renter complaint resolution

    Job Requirements

    • Minimum 3 years experience in affordable Section 8 & Tax Credit (LIHTC) multifamily housing properties compliance
    • Previous Property Management Experience – REQUIRED
    • At least two years of Section 8 experience as an Assistant Community Manager
    • At least two years of LIHTC experience as an Assistant Community Manager
    • Knowledge of HUD rules and regulations
    • COS (Certified Occupancy Specialist) or TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally recognized compliance training program and experience
    • Knowledgeable in rent collections, posting to G/L, completing daily deposits, calculating SODAs, etc.
    • Outstanding customer service skills
    • Exceptional verbal and written communication skills
    • Accounts receivable and collections experience a MUST
    • Attention to detail and ability to work independently on assignments
    • Proficient in Word, Excel, Outlook, One-Site Property Management Software, and Internet

    Education

    High school or GED. This position requires the ability to read and write English fluently, perform intermediate mathematical functions, and understand on-site resident management software functions.

    Professional Experience

    A minimum of three years of experience in residential property management as a Community Manager

    Attendance/Travel Requirements

    The position requires working any day of the week, 52 weeks a year. Consistent attendance and overtime hours are necessary when requested. Serving on-call, attending owner gatherings, and resident events are also required.

    Computer Skills

    • Basic knowledge of computers
    • Ability to use Outlook and OneSite/Yardi
    • Intermediate knowledge of Microsoft Suites
    • Basic Internet knowledge

    Physical Demands

    Must be capable of accessing all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry, or maneuver weights up to 50lbs independently and 100lbs with assistance.
