    Position Description

    JOB SUMMARY:
    Monitors the condition of properties. Directs and facilitates interior and exterior maintenance and repair work. Facilitates all contractors, vendors and operations necessary to maintain buildings in an operable, safe and turn-key ready condition.

    ESSENTIAL FUNCTIONS:
    Performs inspections of each property to ensure Harbor Properties policies, practices and procedures are followed.
    Makes recommendations and creates scope of work for building maintenance and building improvements.
    Employs and contracts for service, maintenance and grounds keeping personnel; establishes routine upkeep of property.
    Purchases supplies and materials needed for maintenance and remodeling.
    Manages building information for service contracts, reports/inspections, blue prints and pending work and purchase orders.
    Responds to building service calls and emergency issues.
    Establishes and maintains a personable rapport with existing and prospective tenants.
    Evaluates condition of newly vacant spaces; creates a scope of work, and coordinates schedule to make turn-key ready.
    Coordinates with marketing department on vacancy, ready dates, current floor plans and building photos.

    ADDITIONAL DUTIES:
    Travel as needed.
    May perform emergency repairs and take after-hour emergency calls.
    May assist to evict tenants if necessary.
    May require the necessity to work irregular hours, including weekends and holidays.

    SUPERVISORY RESPONSIBILITIES:
    This position is responsible for interviewing, hiring and overseeing outside contractors and maintenance personnel.

    The position directs outside contractors by developing the scope of work to be bid and hires and assigns work to contractors.

    The position oversees contractors to completion and verifies billing and approves payment to vendors.
    Supervises employees under his direction.
    Requirements

    MINIMUM QUALIFICATIONS:
    Education/Experience

    Must be knowledgeable in areas related to maintenance and upkeep of property, as well as knowledge of rights and responsibilities of leasing property.

    Must have the ability to analyze floor plans, blue prints and contractor bids and invoices.
    Ability to read, analyze and interpret leases, agreements, floor plans and blue prints. Ability to write reports and effectively present information and respond to questions from Senior Management.
    Mathematical skills
    Ability to add, subtract, multiply and divide using whole numbers, common fractions and decimals. Ability to compute rates, ratios and percent, and to draw and interpret graphs.
    Reasoning Ability
    Ability to solve practical problems.
    Licenses, Certificates, Registrations
    Must have a valid driver's license and maintain automobile liability insurance.

    OTHER SKILLS AND ABILITIES:
    Knowledge of regulations and building codes where properties are located.

    PHYSICAL DEMANDS:
    Regularly required to talk and hear
    Frequently required to stand and walk
    Vision requirements include the ability to adjust focus
