The best fit for this position will complete work orders efficiently, quickly and accurately, while also making customer service with the tenants a priority.     Job Responsibilities:

    • General basic maintenance tickets

    This includes:

    plumbing, electrical, appliance repairs, HVAC, door knob/lock replacement, etc.- Ability to diagnose problems & determine whether to replace or repair parts accurately and efficiently.- You are in charge of your own site's inventory and ordering to keep your maintenance shop stocked.- Paperless work environment We use smart phones to track our hours, parts used and notes on work orders submitted.- We turn units in preparation of new residents in a timely manner and within established quality parameters for maintenance.

    Our maintenance team doesn't do painting, carpet, tile or cleaning.- Maintaining and documenting all fire extinguisher and exit lighting inspections.- Responsible for maintaining positive relationships with tenants and vendors.- Weekly rotating on-call evening and weekend schedule.

    The below list of emergencies requiring on-call responses:No heatNo hot waterPlumbing leaks or pipesStopped up toilet or sink when there is only one in the apartmentGas leak or odorSecuring of fire damage or break-insElectrical ProblemAny other emergency deemed so by management Requirements- Availability for rotating on-call emergency schedule- Providing your own hand tools and reliable transportation- HVAC certification is preferred but we'll help the right candidate get trained & certified- Physical requirement of stooping, standing, climbing and frequent lifting of a minimum of 50 lbs- Ability to operate a smart phone- Maintaining a record of acceptable attendance and punctuality Salary Description $20-$23 / hr
