    A leading residential builder is seeking a VP of Land Acquisition that will lead select real estate projects through the critical path to closing by managing the review of due diligence, financial underwriting, the land entitlement process, design development, and financial closing. Projects will involve both the new construction of developments, as well as the acquisition and substantial rehabilitation of existing large-scale apartment buildings.     Duties & Responsibilities:

    • Identify new development opportunities, potential strategic sites, and multifamily projects by researching acquisition & development opportunities, while working with a network of development partners and real estate brokers.
    • Analyzing underlying zoning and feasibility.
    • Assist in the due diligence for the acquisition of land including identifying areas of risk.
    • Create development impact fee schedules and budgets for plan check and permitting.
    • Create development budgets and development schedules at closing. Takes ownership of the development budget and development schedule and tracks it throughout the life of the project.
    • Facilitate the negotiation of land purchase (or sale) agreements, and ground or property leases.
    • Coordinate and review all due diligence-related items including but not limited to boundary surveys and title, zoning/land use and governmental-related matters, geotechnical and environmental reports, Restrictive Covenants, and Association Documents.
    • Explore the feasibility of projects through the coordination of physical and financial due diligence activities. This includes entitlement probability, financial and market analysis and feasibility, initial product identification, overseeing environmental studies, architectural, engineering, and land use studies, etc.
    • During all phases of the process, be the point person and executes the project development activity. Oversees the progress of development consultants, including architects and engineers, etc.
    • Leads the entitlement process, including representation at hearings and neighborhood meetings, working closely with attorneys, planners, architects, engineers, other consultants, and local officials.
    • Coordinate required activities with local officials, brokers, consultants, etc.
    • Represent the ownership in negotiating and administering contracts with third-party professionals and contractors, including but not limited to architects, engineers, attorneys, and General Contractors to design and construct the project in a cost-effective, timely, and quality manner.
    • Help manage the Building Permit process, including drawing and consultant management, as well as submittal and plan check process with the City and other relevant parties to get issuance of Building Permits in a timely manner.
    • Work closely with architects and consultants to review floor plans, site plans, retail design/ programming, amenity space design, etc. to maximize rents while being conscious of construction costs.
    • Coordinate and interact with the design team and the construction team to manage the master project schedule, confirm the specifications, and establish project requirements.
    • Prepare and oversee the development schedule, project proforma, and budgets.
    • Collaborate with analysts to maintain and update proformas that accurately reflect the project budget and expenses.

    Qualifications:

    • Bachelor's degree focused in real estate, finance, civil engineering, or architecture.
    • A minimum of ten years of experience in real estate acquisitions, entitlement, construction, and development.
    • Experience with ground-up new home construction projects
    • Strong understanding of local zoning laws, state housing laws, and entitlement and permitting processes within the Northern California Market.
    • Strong understanding of residential housing markets regionally, as well as a depth of knowledge in specific related sub-markets and the supply/ competition and the demand drivers.
    • Strong track record with ground-up development deals, particularly with entitlements and permitting.
    • Experience negotiating consultant contracts.
    • Detailed and thorough understanding of permitting, preconstruction, and construction of housing.
    • Solid financial acumen; must be well-versed in completing project proformas and analyzing deals, and articulate, both orally and in written form, the case for a specific project. Should have both an intuitive and a detailed sense of the dynamics, risks, and structured financings of each transaction.
    • Able to work with time-sensitive, detail-oriented material and meet multiple deadlines. Has experience managing multiple projects through constantly changing priorities.
    • Willingness to do the work required to achieve the company's objectives.
