Job summary

The Maintenance Supervisor is responsible for all maintenance operations of the community including service requests preventative maintenance personnel management compliance with safety standards and customer service.

Responsibilities

Maintenance Management Regular/daily onsite attendance is required Coordinate schedule and respond to resident/management requests and work orders Ensure all repairs and replacements necessary for community common areas and units Inspect grounds buildings and other community features daily to identify minimize and correct hazardous property conditions or liability concerns Manage order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs Maintain a well-organized properly stocked maintenance shop while adhering to safety standards OSHA guidelines Hazard communications program teach promote safe work practices Participate in unit inspections as requested Responsible for essential control of community Maintain accurate records regarding service requests EPA/OSHA standards preventative maintenance apartment make-ready status work in progress etc Assist with general upkeep cleaning office common areas model unit Participate on-call emergency at community Plan utilize property resources equipment supplies economically obtaining bids/pricing from vendors suppliers contractors dealing with inadequate service etc Give direction monitor maintenance construction rehabilitation activities ensure quality expediency walk units ensure make-ready work orders are completed Personnel Management Under direction Community Manager supervises trains schedules maintainance activities maintainance staff Check work progress each maintenace staff daily provide immediate assistance instruction needed Provide Community Manager input employee performance evaluations Ensure effectiveness staff ongoing training coaching counseling guidance compliance Asset training benchmarks Promote harmony job performance support effective leadership Customer Resident Relations Manage excellent customer service monitor request turn-around responsiveness Project favorable image achieve objectives public recognition Consistency residents matters Enforce policies assigned supervisor delegate
