    Innovative Driven is currently seeking an experienced Commercial Real Estate Paralegal to assist the team at one of our NYC law firm clients The real estate department at the firm is very busy, and they are looking for a candidate who can hit the ground running.

    The right candidate could be considered to convert to a full-time employee of the firm

    This will be an hourly role, and overtime, evenings and possible weekend work is expected.

    This is expected to be a 3–6-month assignment. The ideal candidate will be open to working onsite at the firm in NYC a couple of days a week.

    DUTIES:

    • Review underlying title exception documents, title insurance commitments, surveys, and property descriptions (including negotiation of survey certifications).
    • Negotiate title insurance coverage on complex commercial transactions, title endorsements and affirmative coverage.
    • Act as the main point of contact with surveyors and title companies.
    • Perform real estate due diligence, including lease reviews.
    • Order and review flood hazard determinations and related required flood insurance.
    • Review zoning letters, planning/zoning reports, certificates of occupancy, judgment and lien searches, environmental reports, housing building and fire department reports.
    • Assist with ordering title insurance, clearing title encumbrances, reviewing title reports, surveys, and documents of record.
    • Support commercial transactions, in NY and national.
    • Prepare and execute mortgage documents.
    • Facilitate oversight of escrow closings with title companies.
    • Prepare and collect closing documents, closing checklists, deeds and transfer tax returns.
    • Coordinate and organize signature pages in preparation for closings.
    • Assist with closings, including attendance at closings and post-closing matters.
    • UCC filings and overseeing all filing requirements.

    REQUIREMENTS:

    • Must have a minimum of 4-5 years of experience as a Real Estate Paralegal
    • Bachelor's degree
    • Title and Survey experience is required
    • Minimum of 4 years of commercial real estate experience
    • Notary public is a plus.
