    Description
    Pennywise Property Management is seeking a dynamic and experienced Property Manager to join our team.

    This role will be instrumental in overseeing construction projects, managing tenant improvement initiatives, and coordinating move-in and move-out processes with our commercial tenants.

    The ideal candidate will possess strong project management skills, excellent communication abilities, and a proven property management or commercial real estate track record.

    This exciting opportunity will oversee multiple areas of real estate, including but not limited to property renovation and contractor coordination, lease negotiations and tenant improvements, tenant and vendor relations, property physical and financial maintenance and optimization.

    Responsibilities

    Construction Management:

    • Oversee construction projects from initiation to completion, ensuring adherence to timelines, budgets, and quality standards.
    • Coordinate with contractors, architects, and vendors to facilitate smooth project execution.
    • Conduct regular site visits to monitor progress and promptly address any issues or delays.

    Tenant Improvement Projects:

    • Collaborate with tenants to understand their improvement needs and preferences.
    • Develop project plans and budgets for tenant improvement initiatives.
    • Coordinate with contractors and internal teams to implement improvements efficiently and minimize disruption to tenant operations.

    Move-in and Move-out Coordination:

    • Manage the move-in and move-out process for commercial tenants, including scheduling, logistics coordination, and ensuring spaces are prepared according to lease agreements.
    • Communicate effectively with tenants to address any concerns or special requirements related to the movein/out process.

    Reporting and Communication:

    • Provide regular updates to the Head of Operations on project status, including progress, challenges, and resolutions.
    • Conduct weekly calls to review project milestones, address any issues, and ensure alignment with overall objectives.
    • Utilize AppFolio software to track project metrics, manage documentation, and streamline communication and collaboration.
    Qualifications

    • 35 years of experience in project management, property management, commercial real estate or a related field is preferred.
    • Proven track record of successfully managing construction projects and tenant improvement initiatives.
    • Familiarity with AppFolio software or similar property management platforms preferred.
    • Strong communication skills, with the ability to effectively interact with tenants, contractors, and internal stakeholders.
    • Excellent organizational abilities and attention to detail.
    • Ability to work both independently and collaboratively in a fastpaced environment.
    • Solution oriented thinking a positive mindset and attitude
    • Familiarity with NNN leases
