Job Description
Ulysses Development Group (UDG) is seeking an Analyst / Associate of Asset Management to join its rapidly expanding team. UDG develops, acquires, and invests in affordable housing, harnessing best-in-class practices and long-term solutions for all stakeholders and communities. This position will be based in UDG's office in Denver, CO. The successful candidate will have 2-5 years of professional work experience in finance or real estate industries. This position will be assigned a portfolio of properties and will assist with setting specific asset management objectives and goals. The Analyst / Associate is responsible for annual budgeting, financial analysis including quarterly and ad-hoc reporting to partners, oversight of capital improvement projects, support of new ground up lease ups and acquisition-rehabs, and general lender/investor reporting.
Responsibilities
· Support the transition of properties from initial underwriting to asset management oversight through cross-departmental collaboration with UDG's development, financing & accounting, and construction teams
· Work with property management companies to prepare property level budgets that are aligned with underwritten expectations and proformas
· Implement strategies to drive property performance, execute on business plans, and strategically improve property cash flow to maximize long-term property operations and asset value
· Develop a thorough understanding of each property to be able to identify opportunities for improvement
· Review and analyze monthly financial reports compared to budget or proforma. Proactively work with property management companies to resolve any unfavorable variances
· Synthesize and summarize both property and portfolio level information into quarterly reporting packages in coordination with UDG's Finance team for submission to internal and external partners
· Forge strong relationships with property management companies to communicate expectations on a weekly basis
· Analyze market trends to propose revenue and expense optimization strategies for the UDG portfolio
