    We are seeking a [ Senior ] Project Manager with construction experience in operations, planning, as well as field supervision within the

    Life Sciences

    and or Biotechnology sector to join our New York/New Jersey team


    Prime responsibilities include:
    Control of costs and quality control through the completion of the project. This individual will be directly responsible for all construction activities, progress of work, while maintaining safe conditions on site.

    Control of schedule and critical milestone deliverables

    Oversight of the entire project life cycle from design development thru project turnover


    POSITION OBJECTIVES


    Provide Project Management expertise in the design and construction of Life Sciences projects for Pharma, Life Sciences and Consumer product Clientele.

    Represent the company in direct interaction with Client team on site.

    Utilize Technology Platforms to develop and maintain detailed Project Controls and accurate records


    Oversight of Design and Construction Teams to ensure successful completion of Project(s) within Quality standards and to an approved Cost, Budget, and Schedule.

    Plan and manage commissioning and validation plans


    RESPONSIBILITIES
    PROJECT SET-UP

    Collaborate with the Preconstruction Team on preparation of the Project Budget and Schedule

    Participate in all Bidding and Contracting Procedures

    Manage Sub-Contractor/Vendor Bid Process

    Manage contract descopingand establishing Scopes of Works for all trades

    Manage Buyout within the Defined Budget Line Items

    Work with Subcontractors and Vendors to enhance the value of construction while identifying opportunities to reduce costs

    Work with Contractors to develop and implement a mobilization plan prior to the arrival of labor and materials on the jobsite

    Work with Contractors to establish and maintain a safe working environment on the jobsite

    Manage Sub-Contractor performance in compliance with Contract Documents, Approved Budget, and Schedule

    Establish and maintain consistent records of all Project Meetings, Inspections, and Tests including Commissioning


    CAPITAL EXPENDITURES
    Establish project controls

    Monitor all costs throughout the Project

    Keep Project Executive apprised of the status of the Budget and Schedule in a timely manner

    Review and submit all Invoices for compliance with Contracts and Buyout Budget

    Track and process Potential Change Orders and manage actual Change Orders to final conclusion

    Schedule and observe all Inspections, Tests, Commissioning, Validating, and Certification Procedures

    Maintain project records

    Work with Accounting Department to log, properly code, and review all Project Costs in a timely manner


    EXPERIENCE


    Minimum 10 years of prior experience managing the construction of Life Sciences Projects inclusive of Laboratories, Research & Development, and Process Development in the NY/NJ area.

    Familiar with Construction Accounting, Job Cost Controls, and Management Systems in addition to maintaining detailed Project Controls and Records

    Experience constructing "Clean Environments"

    Working knowledge of Commissioning and Validation of Life Sciences/Lab facilities

    Knowledge of isolating and protecting Clean Operating areas from new construction activities

    Experience with GMP Contracts and Lump Sum contracts.

    Specific facilities and equipment experience:
    RODI generation and distribution

    WFI generation and distribution

    Nitrogen and compress air systems

    Related HVAC and electrical, utility and redundancy

    PLW operations

    Prefabrication packages for Lab MEP systems


    SKILLS
    Ability to work independently while maintaining strong communication w/Unispace Supervisory Team(s)

    Highly collaborative with a dedicated commitment to providing superior Client Service

    Demonstrated ability to manage Multi-Disciplinary Team Meetings

    Ability to descope bids and negotiate subcontracts

    Possess strong analytical and problem-solving ability

    Exhibit strong written and verbal communication skills

    Proficiency in Microsoft software products Procore, Bluebeam and Primavera

    Facilitate training of Client's staff on Operation and Maintenance Procedures for all Facility Systems
