    Position:Senior Associate Acquisitions & Underwriting

    Reports to:Head of Real Estate - Vice Presidents of Asset Management

    Basic Function: This role will lead underwriting, due diligence, and assessment of investment opportunities across several commercial asset platforms offered by ESJ. The position also affords direct participation in the deal structuring process, as well as the opportunity to work cross-functionally with other departments of the company. The role will also be responsible for certain elements of asset management and investor reporting, including maintenance of portfolio models in ARGUS and Excel, quarterly reporting, and market research.

    Principal Accountabilities and Responsibilities:

    ?Key member of the acquisition group in the underwriting and ?nancial modeling of potential transactions using advanced Argus and Excel

    ?Assist with all due diligence relating to new investments, including the review of business plans, third party reports, title/survey, historical ?nancial statements, leases, vendor contracts, and market research

    ?Directly participate in the support of the asset management of owned real estate investments. These responsibilities include:

    oMonitoring and analyzing the ?nancial performance of assets under management

    ?Updating or creating IRR calculations, investment models, quarterly reports, and proformas (Excel / Argus)

    ?Creating hold vs sell analysis.

    oLease analysis

    ?Build and maintain working relationships to acquire market insights from internal and external sources, such as with lenders, appraisers, brokers and research professionals

    ?Monitor and analyze commercial real estate market conditions, using the ?rms internal and external real estate, ?nancial and economic databases

    oBased on market analysis and assessment, contribute to the development of forward-looking and proprietary perspectives of each propertys anticipated performance in the portfolio

    oAssist the team in applying market research to help guide the benchmark underwriting assumptions

    ?Responsible for preparing market reports to keep all ?rm members updated with developments in the industry.

    ?Prepare initial responses to investor and buyer inquiries

    ?Create detailed Investment Committee memos and presentations

    Desired Quali?cations:

    ?4-7 years of experience in real estate, preferably with an advanced degree in real estate

    ?Advanced ARGUS Enterprise and Excel skills.

    ?Pro?cient in Powerpoint and preferably InDesign.

    ?Strong work ethic and integrity; candidate should be a team player who is proactive and self-motivated

    ?Strong analytical, interpersonal communication, and writing skills

    ?Ability to work effectively on multiple projects simultaneously

    ?Relationship-building skills in the investment community, and the ability to collaborate with the executive team.

    Compensation ranbge (inclusive of bonus): $140,000 to $180,000 per year
