    Preconstruction Manager – Commercial Construction
    with a proven track record in preconstruction management for commercial projects for our client near
    Nashville, TN
    . The ideal candidate will have 10+ years of experience and be responsible for the oversight and management of all estimating and preconstruction activities on commercial building projects as assigned. This role requires exceptional leadership, organizational, and communication skills to effectively coordinate multidisciplinary teams and stakeholders in a high-security environment. This is a direct hire opportunity with our client.

    Job Responsibilities

    • Prepares/reviews all estimates and preconstruction activities in the Building division to ensure coordination and successful completion of the preconstruction phase of each project (conceptual, schematic, design development, construction).
    • Ensures accurate estimates for material, labor, equipment, subcontracts, and construction facilities.
    • Coordinates the assembly of the preconstruction material for presentation purposes to the Owner (i.e., Design Development estimates or Guaranteed Maximum Price ("GMP") booklets, etc.).
    • Ensures compliance with all specifications, contract requirements, and Bid Invitations.
    • Reviews cost estimates for customer proposals, considering general and special conditions.
    • Oversees Estimators in the solicitation of subcontractor/material suppliers, and when needed, takes the lead in the solicitation process to ensure proper bid coverage.
    • Prepares bid packages and obtains/analyzes bids from subcontractors and material vendors.
    • Participates in bid day strategy and the final decision making on profit percentage.
    • Understands the bid/GMP process as it relates to clients financial success. Understands the metrics of determining the value of each "deal."
    • Ensures that potential risk factors have been evaluated and reviewed with senior management (i.e., contract bond authorization, contract review, insurance review, etc.)
    • Identifies and solves problems to minimize risk.
    • Promotes the growth and development of Client, Architect, Engineer and/or Designer relationships to facilitate successful project execution.
    • Attends Client meetings and maintains regular contact to ensure their satisfaction with project progress and results.
    • Represents client and project teams in a positive manner in all project meetings and presentations to secure new work.
    • Participates in industry related organizations to network and promote the interests of the client.
    • Provides direction, management, and leadership to all members of the Preconstruction & VDC teams.
    • Keeps current on changes and trends in methods of construction, materials, costs, wage rates, etc.
    • Identifies and helps qualify new material suppliers and subcontractors.
    • Ensures a harassment-free workplace for all employees.
    • Performs additional responsibilities as requested.

    Education & Experience

    • Minimum required – Bachelor's degree in construction management, Engineering, or related field.
    • Minimum required – Ten (10) years estimating experience.

    Knowledge & Skills

    • Proficient in Microsoft Office Suite, including Excel, PowerPoint, Outlook, and Word.
    • Advanced knowledge in Bluebeam, On-Screen Takeoff (OST), DESTINI Estimator, or equivalent software.
    • Excellent Project Estimating skills, including execution of engineering calculations and ability to effectively communicate with Architects, Engineers, Project Managers, Subcontractors, and Vendors using engineering nomenclature.
    • Competent in reading, understanding, and organizing construction plans and specifications.
    • Ability to work independently under pressure while exercising excellent judgement, meeting established deadlines, and paying attention to detail.
    • Strong verbal & written communication skills, including delivery of clear and persuasive presentations.
    • Has the ability to create and motivate high-performing teams.
