    SUMMARY OF POSITION:


    The Senior Superintendents primary responsibility is to manage, in collaboration with the Project Manager, the successful completion of assigned projects.

    The Senior Superintendent is the lead for job site safety, quality control, and project schedule and is the liaison with architect and consultants on all field and constructability issues.

    Occasional travel is required. This position reports to the Project Executive.


    ESSENTIAL DUTIES AND RESPONSIBILITIES:
    Manage job site safety, quality, and schedule for assigned projects from pre-construction to closeout.

    Work collaboratively with Project Manager, project team members, and field.

    Walks product to insure quality standards are being met at various stages of progress

    Works with builders to source and secure additional trades as needed

    Ensures that blueprints, takeoffs and budgets are correct

    On job training of all Builders in process and procedures

    Approves all sub-contractor payroll

    Monitors Builder communication with sales in order to maximize closings and customer satisfaction

    Conducts bi-weekly builder meetings with team

    Conducts weekly individual planned encounters.

    Coordinates supply/trade issues in project with purchasing department

    People evaluation - goals vs. reality on production, variance, surveys

    Evaluates and maintains effectiveness of staff, maintain minimum performance level via training/hiring/replacement

    Facilitates training for builders as needed

    Manages variance to budget

    Coordinates builder loading and coordinate start timing and pace

    Maintain and enforce work place safety requirements

    EXPERIENCE, SKILLS, KNOWLEDGE

    Bachelors degree in Construction Management or related field of study or equivalent experience

    5+ years previous construction experience in new construction and in a supervisory capacity

    Homebuilding software experience is preferred

    Reliable automobile and a valid drivers license.

    Ability to establish and maintain strong relationships

    Proficient in MS Excel, PowerPoint, and Word

    Ability to understand blueprints and contracts

    Solid analytical skills to interpret data

    Excellent management skills

    Must have a valid drivers license

    Use hands and fingers to operate tools and other business machines.

    Lift and/or move up to 50 lbs.
