LODI UNIFIED SCHOOL DISTRICT CLASS TITLE: MAINTENANCE III BASIC FUNCTION: Perform tasks related to installation, maintenance and repair to District buildings, facilities and equipment at the journey-level; perform duties in a wide variety of the building maintenance trades; prepare and maintain records related to work performed; may provide work direction to assigned staff on maintenance crews. DISTINGUISHING CHARACTERISTICS: Incumbents in the classification of Maintenance I perform semi-skilled work in one or more of the building maintenance trades. The Maintenance II class may be assigned skilled work in one or more of the maintenance trades. The Maintenance III class may be assigned journey-level work in one or more of the maintenance trades. There are also differences in the degree of supervision and review of completed work. REPRESENTATIVE DUTIES: Individual positions may not perform all of the duties listed nor do these examples include all responsibilities of positions in this class. Perform journey-level work in the maintenance and repair of District buildings, facilities and equipment in a wide variety of trades including carpentry, electrical, plumbing, roofing, concrete, sprinkler repair and painting. E Inspect work to be completed; estimate material and labor costs; prioritize and schedule work; order parts according to established procedures. E Install, form, pour and finish concrete and asphalt walkways, foundations, patios, roadways and other surfaces; install fencing and gates; install and repair playground equipment. E Install and repair water and sewer lines, sprinklers and other plumbing fixtures according to established Uniform Plumbing codes; cut, bend, thread, sweat and install pipes for plumbing fixtures; perform welding to fittings. E Perform carpentry work; construct, alter and repair wood structures such as partitions, counters, doors and window frames; make repairs on wooden fixtures and roofs; install tile, hardwood and other flooring; install acoustic ceiling tiles. E Perform welding and metal fabrication work; repair and maintain equipment and other articles made of metal, including playground equipment, fences, security gates, doors and others. E Provide work direction to assigned staff on maintenance crews; plan and assist work as directed; oversee work in progress to assure compliance with work orders. E Inspect, clean and repair leaking or damaged roofs; strip roof, prepare and finish roof. E Change air filters and replace worn pulleys and belts as necessary; replace fan blades and lubricate motors and bearings. E Repair and replace pipes, valves and fittings, and other plumbing and sprinkler systems and fixtures; pack faucets and replace washers; clean and remove obstructions in water and sewer systems; repair and replace sprinkler heads, valves, lines and related systems. E Perform locksmithing work; install locks and lock hardware; adjust, maintain, repair and replace door locks, pad and combination locks, tumbler locks and others; design master and sub-master keys. E Prepare and apply paint to various surfaces utilizing sprayers, rollers or brushes; scrape; lay out lines for hard courts, athletic and play areas and parking lots; erect and move scaffolds. E Operate a variety of specialized equipment, including arc and gas welding equipment, hand and power tools related to work performed or assigned; repair, maintain and assure equipment is in safe and proper working condition; drive a District vehicle to various work sites. E Prepare and maintain a variety of records related to work performed, supplies and materials and others. E Perform related duties as assigned. KNOWLEDGE AND ABILITIES: KNOWLEDGE OF: Requirements of maintaining buildings, equipment and facilities in good repair. Applicable building codes, ordinances, fire regulations and safety precautions. Operation and use of hand and power tools and equipment. Record-keeping techniques. Shop math applicable to the building trades. Health and safety regulations and procedures. Proper methods, materials, tools, terminology and equipment used in the building maintenance trades. Proper methods of storing equipment, materials and supplies. Technical aspects of the building maintenance trades. Principles and practices of training and providing work direction to assigned staff. ABILITY TO: Perform journey-level work in the maintenance and repair of building and facilities. Estimate materials and supply needs. Operate, adjust and service specialized equipment used in the basic trade. Operate a vehicle and a wide variety of power equipment and hand tools related to the building trades. Maintain routine records related to work performed. Work from blueprints, shop drawings and sketches. Order parts and supplies according to established guidelines. Plan, prioritize and schedule work. Inspect facilities for maintenance and repair needs and fire, safety and health hazards. Work independently with general direction. Maintain current knowledge of technological advances in the field. Observe legal and defensive driving practices. Perform heavy physical labor. EDUCATION AND EXPERIENCE: Any combination equivalent to: high school diploma or equivalent supplemented by completion of an apprenticeship program or equivalent experience in one or more of the maintenance trades and journey-level experience in the building maintenance trades. LICENSES AND OTHER REQUIREMENTS: Valid California driver's license. Persons employed in this classification on October 1, 1999, are encouraged to obtain and maintain a Class A driver's license. All new hires in a District-based maintenance position may be required to obtain by the completion of the probationary period, a Class A driver's license as a condition of continued employment. WORKING CONDITIONS: ENVIRONMENT: Indoor and outdoor work environment. Subject to noise from equipment operation. Regular exposure to fumes, dust, dirt, oil/grease. Driving a vehicle to conduct work. PHYSICAL DEMANDS: Dexterity of hands and fingers to operate a variety of specialized equipment and tools. Climbing ladders and working from heights. Reaching overhead and horizontally. Standing for extended periods of time. Walking over rough or uneven surfaces. Lifting heavy objects. Bending at the waist, kneeling or crouching. HAZARDS: Vapors from paints and solvents. Working in a cramped or restrictive work chamber. Working with power tools, heavy machinery and flying debris. Working at heights on ladders or scaffolding. Working with electrical power supply.
