    Job Summary

    As a Planning & Entitlements Manager, you manage land planning, entitlements, and approvals for new and existing land assets. The Planning & Entitlements Manager works with divisions and numerous internal departments to ensure that our communities are designed and developed within our standards. The most rewarding part of this role is playing an integral role in the planning of communities that provide homes for so many.

    Your skills will be used to:

  • Manage, mentor, and train Land Planners for growth within The Fischer Group.
  • Develop entitlement and approval strategies and represent the company in public and private meetings regarding annexation, rezoning, and preliminary development plan approvals.
  • Identify due diligence issues related to potential land acquisitions and manage various consultants through the approval and entitlement process.
  • Understand various land purchase and financing structures to recommend acquisition strategies, balance risk, and increase profitability.
  • Coordinate and collaborate with various positions throughout The Fischer Group to determine the feasibility/desirability of a land prospect, including evaluating the marketability, best use, development cost, degree of engineering difficulty, governmental approval process, time frame, and the likelihood of obtaining approval.
  • Partner with internal teams and external consultants to ensure the integration of planning and design elements.
  • Assist in the review and preparation of site plans for entry monuments, amenity centers, playgrounds, and trail systems.
  • Work with municipal staff and stakeholders to determine the feasibility of a parcel of land including marketability, best use, development costs, and value engineering.
  • Establish annexation, rezoning, and preliminary/final development plan approval schedules and timelines.
  • Work with Internal Land Acquisition teams to explore and secure public financing options to improve financial viability.
  • Assist Vice Presidents in negotiating and documenting public financing options and agreements through the approval process.

  • Preferred Qualifications:

  • Bachelor's Degree with a concentration in Urban Planning, Landscape Architecture, or similar.
  • 4-6 years of experience in land planning.
  • At least 2 years of experience with residential land planning.
