Maintenance Manager - California

Job summary

We're seeking a hands-on Maintenance Manager to oversee day-to-day building operations and preventative maintenance for four professional office buildings.

Responsibilities

• Operations & Repairs: Perform and/or coordinate routine and emergency maintenance (HVAC, plumbing, electrical, lighting, doors/hardware, minor carpentry, painting, and general building upkeep).
• Preventative Maintenance: Create and follow PM schedules; track tasks and parts in a CMMS or simple log.
• Vendor Management: Source quotes, schedule, and supervise contractors; verify scope and quality of work.
• Tenant Service: Respond to work orders, troubleshoot issues, and communicate clearly on status and timelines.
• Building Systems: Monitor HVAC, boilers/RTUs, pumps, life-safety systems, access control, and exterior grounds.
• Compliance & Safety: Maintain OSHA and fire/life-safety standards; keep logs, SDS, and inspection records current.
• Budget & Inventory: Assist with maintenance budgeting; manage tools, parts, and supplies.

Qualifications

• 2+ years of building maintenance experience (office, commercial, or property management setting).
• Working knowledge of basic electrical, plumbing, HVAC, and general repairs.
• Strong troubleshooting skills and a customer-service mindset.
• Comfortable using smartphones/tablets for work orders, photos, and documentation.
• Valid driver's license and reliable transportation to travel between sites in California, MD.
• Ability to lift up to 50 lbs and perform tasks that require standing, bending, and climbing ladders.
• Nice to Have: HVAC certification (e.g., EPA 608), basic low-voltage knowledge, prior vendor supervision.
