The Facilities Mechanic II is responsible for maintaining site HVAC systems, Building Management System and supporting systems for the site.

The position operates within legal and regulatory compliance, ensuring systems are maintained and operational within site and regulatory requirements.

This person must be capable of following procedures, documenting work as/when performed and maintaining a clean/organized workplace supporting site compliance and quality standards.

Key Duties And Responsibilities

Performs and/or coordinates planned (Preventative) and demand maintenance activities on site HVAC system, utilities and cleanrooms
Complies with cleaning and garbing policy as per site policies and procedures
Conducts facility walk through and inspection for general and manufacturing areas identifying areas of improvement, replacements and repairs; performs routine daily inspections of assigned buildings and space
Works with junior staff on development of troubleshooting and diagnostic tools.
Conduct troubleshooting and diagnostics on facility equipment/systems and develop action plans for remediation.
Operates and performs maintenance on pharmaceutical grade utility systems to include, compressed air, WFI, etc.
Familiar with operation of site BMS/EMS system, pest control program, security and fire system. Able to perform trending, alarm acknowledgement and proper escalation of critical events
Responsible for timely execution and completion of work orders within site work order system

Ability to identify areas of improvement and update documentation such as but not limited to Standard Operating Procedures, Work instruction, Preventive maintenance forms and facilities checklist.

Coordinate with applicable departments to implement revised or optimized processes and procedures
Recognizing priorities and makes productive use of time. Ability to prioritize tasks based on operational needs and conditions. Provides support to junior team members on prioritization of projects and activities
Has the ability to respond to issues after hours and during weekends. Can serve as point of contact for off hours support
Collaborates and works as a team that works cross functionally with other site departments
Seeks opportunities to implement a culture of continuous process improvement as related to equipment, processes and systems at the site
Demonstrates clear and concise communication verbal and written. Including but not limited to, proficient email, written investigations and work order summaries.
Performs tasks in various trades (carpentry, masonry, construction, HVAC, electrical, plumbing, etc.)
Demonstrates proper use of various power and hand tools, Interpreting blueprints and construction plans
Performs general maintenance activities including painting, wall patching, installation of fixtures in both production and office spaces
Coordinates with vendors/contractors for specialized repairs
Serves as Subject Matter Expert (SME) for site support services such as housekeeping and pest control
Other duties as assigned

Quickly identifying root causes of equipment failures and implementing corrective action
Precision in repair, calibration, and testing to maintain reliability and compliance
Knowledge of OSHA, lockout/tagout, machine guarding, and GMP
Ability to learn and adapt to new automation technologies
Interpreting performance data and making improvements

Ability to work in Clean Room Environments and obtain gowning certification
Sit and / or stand for entire workday
Bend / twist; Climb; Reach arm above shoulder level; Crouch / stoop; Knee
Be exposed to dust, gas, or fumes
Be exposed to marked changes in temperature or humidity
Able to lift a minimum of 50lbs.
Must be mobile to access equipment locations on roof
Must be able to work on a controlled/cleanroom environment

Qualifications

Legally authorized to work in the job posting country
High School Diploma or GED Equivalent; Degree in Engineering discipline preferred
5-7 years' of demonstrated experience in general maintenance including but not limited to HVAC and site utilities (electrical, water, sewer)
Knowledgeable in ISO 5/7 environment cleanroom
Obtain gowning qualification for ISO 7 Cleanroom Environments
Proficient in computer utilization and MS Office applications (Word, Excel, Power Point and email operations outlook)
Experience in a regulated industry (FDA a plus); Site Security Systems & Fire Alarm Panels; Equipment / Utility Qualification
Interpret equipment schematic drawings, and machinery maintenance tasks

Preferred Certifications:
Welding; HVAC
