    Position Title: Project Manager-Mechanical Services

    Position Description

    Starting Salary Range: $104,000 - $120,000 - depending on experience

    Location: Lynnwood, WA

    Classification: Exempt

    General Position Summary:

    Manage Service projects through effective supervision, sales, communication, negotiation, scheduling, tracking, document control, and forecasting of costs/profitability.

    Essential Job Functions:

    1. Qualify or disqualify prospective customers and/or projects.

    2. Estimate projects, develop, and present proposals to (prospective) clients.

    3. Manage all assigned projects to achieve Plan margin.

    4. Achieve plan sales goal.

    5. Write-up and issue purchase orders to vendors and coordinate equipment/material purchases to ensure equipment and/or material specifications, price & delivery is met.

    6. Submit appropriate permit applications & coordinate to completion. Coordinate all inspections.

    7. Write-up and/or issue purchase orders to subcontractors and coordinate all jobsite activities. Ensure Subcontractor Agreement is on Master Subcontractor List.

    8. Ensure full compliance with UMC Safety Program on jobsites.

    9. Coordinate daily manpower requirements with the Service Supervisor or Coordinator to schedule manpower requirements.

    10. Coordinate equipment start-up and/or commissioning. Ensure all required warranty paperwork is completed and submitted (as requested or required).

    11. Coordinate owner training and project acceptance.

    12. Complete and submit project warranty letter to owner.

    13. Ensure all equipment nomenclature is forwarded to the Service Supervisor to prepare a Service Agreement on new equipment/system.

    14. Regular attendance and promptness are considered part of each employee's essential job functions.

    Secondary Job Functions:

    1. Follow-up with customers to ensure satisfaction with jobs.

    2. Attend company sponsored events with customers (i.e. dinners, golf, etc).

    3. Holder of the "Administrative" license for the company (to understand code book)



    Position Requirements

    Skills Required to Perform the Essential Duties of the Job:

    Supervisory Responsibility:


    • Supervise HVAC & Plumbing project salespeople, staff operations, project managers and field delivery teams.

    Education Requirements Needed to Perform the Essential Duties of the Job:

    1. BS or five (5) years project management (or equivalent) job experience

    2. Language Skills: English - College level written & verbal

    3. Mathematical Skills: College level

    4. Reasoning Skills: College Level

    Licensing or Other Special Certifications Required:


    • Maintain valid Driver's License and satisfactory driving record.
