- Service, Repair, Maintain, Monitor and Adjust HVAC systems to keep within allowable parameters.
- Performs a variety of service work for areas such as mechanical, electrical / electronic, fire alarm, UPS, fire extinguishers, security, electronic locking doors, hydraulics, carpentry, and machine servicing, plumbing sys, lighting sys, etc.
- Will plan, select, and Client out required materials for service and repair work.
- Complete assigned Preventive Maintenance tasks.
- Uses building prints, schematics and other available documents while troubleshooting system failures and work requests.
- Manages subcontracted work to ensure proper notifications are sent, work is completed in accordance with designed scope of work and ensures all safety requirements are met.
- Ability to operate a variety of hand tools and machines instrumental to building operations.
- Provide detailed information related to procurement group for new supplies and equipment.
- Performs all work in accordance with established safety procedures and complies with all company policies.
- Is required to participate in an on-call rotation schedule to attend to after-hours emergency situations at the facility.
- Completion of a two-year technical degree or equivalent plus 10 years' experience in a Facilities Operations and Maintenance environment.
- Ability to maintain all HVAC systems (AHU's, condensing units, pumps, etc).
- Working and operating knowledge of Metasys (Client).
- Ability to operate and troubleshoot Fire Alarm and Fire Suppression Systems with an understanding of NFPA standards.
- Knowledge in building Security Systems to include card readers, surveillance cameras and electronic locking systems a PLUS.
- Requires Universal EPA Refrigeration Certification.
- Working understanding of UPS and Generator systems.
- Proven Electrical system working knowledge a PLUS.
- Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs requests.
- Required to be at project location to preform work.
- Must be physically able to perform basic maintenance tasks to the highest caliber, which includes ability to: climb ladders, operate machinery, lift heavy objects weighing up to 50 lbs., etc.
