    Property Description:


    Sand Valley is a golf resort and community settled gently upon 12,000 acres of rugged, pre-historic sand dunes in central Wisconsin.

    As Sand Valley, residents and guests alike will find five world-class golf courses built in harmony with the land, friendly and welcoming hospitality, and a community of golf and outdoor enthusiasts who have been drawn to the raw beauty and serenity of the vast Wisconsin Wilderness.

    Sand Valley is growing and has four dining outlets, several on course grab 'n go locations along with a growing cottage dining program.

    Currently, four additional outlets are in the various stages of planning.

    Much like other Dream Golf properties, such as Bandon Dunes Golf Resort and Cabot Cape Breton, Sand Valley showcases golf as it was meant to be.

    Sand Valley gives guests a flavor of the region through farm-to-table culinary experiences, year-round outdoor adventures, such as fat-tire biking, hiking, and fishing, unrivaled grass court tennis, and one of the very best golf experiences in the Midwest.

    In 2021, Michael and Chris Keiser announced the building of The Lido, a private club whose mission is to restore and preserve the great masterpiece of C.B.

    Macdonald. The Lido Golf Club opened on Long Island in 1914. Sadly, the course was demolished by the U.S. Navy after they purchased the property for use as a military base during World War II.

    Ever since it disappeared, the promise of The Lido has intrigued many as one of the great lost wonders of the golf world.

    We are excited to announce that The Lido will soon be brought back to life on a site near the entrance of Sand Valley.


    The focus at Sand Valley is one of uncompromising quality in every aspect.

    From course layout and condition to food and beverage offerings, to every detail in the golf operation and overnight rooms, this project will sustain the culture and reputation of unparalleled customer service and memorable guest experiences.

    Position Summary:


    As the Manager of Residences, you will spearhead leadership and management across all facets of our Residential operations, advocating for homeowners and their governing bodies.

    This pivotal role encompasses the management of luxury private residences, fractional ownership units, and more.

    Your responsibilities will span Property Management, Financial Management, Asset Management, HOA Management, Service and Lifestyle, People Management, and Rental initiatives.

    Primary Duties and Responsibilities:

    Property Management:

    Develop and execute an annual residential operations plan.

    Implement development risk management, preventive maintenance, and regular upkeep plans.

    Ensure compliance with local codes during emergencies, prioritizing homeowner, and team safety.

    Oversee key management roles, coordinating efforts and establishing priorities.

    Manage all purchasing, procurement, and third-party contracts on behalf of the residential entity.

    Financial Management:

    Monitor monthly profit and loss statements, analyze results, and take corrective action.

    Lead the residential budgeting process and annual meetings in accordance with by-laws.

    Exercise control over expenses based on HOA budget.

    Supervise capital and reserve fund expenditures, ensuring adherence to guidelines.

    Present allocation methods, budget processes, and financial reports with the assistance of the Director of Finance.

    Asset Management:

    Conduct regular inspections of residential spaces, recommending improvements and addressing deficiencies.

    Execute capital expenditure and reserve study plans.

    Actively participate in committees such as energy conservation and safety.

    Ensure residential facilities are well-maintained, collaborating with Housekeeping and Engineering.

    HOA Management:

    Conduct and manage meetings with the HOA/Board of Directors, leading budgeting and annual meetings.

    Demonstrate understanding of governing documents and legal agreements.

    Communicate rules and regulations to homeowners, educating them about their entitlements.

    Residential Services & Lifestyle:

    Provide clear instructions, leadership, and guidance to achieve the highest level of homeowner satisfaction.

    Develop and maintain strong relationships with the developer, Hotel/Resort personnel, and residential owners.

    Enforce residential service and product quality standards.

    Personally engage with owners, reviewing comments and addressing service issues or needs.

    People Management:

    Represent residents and residential employees in a fair and impartial manner.

    Implement training programs to produce qualified personnel and ensure management continuity.

    Conduct performance reviews for all residential personnel, including management.

    Educate the property team on residential updates, priorities, and programs.

    Mentor, lead, and develop talent within the property, fostering a pipeline for future residential managerial roles.

    Rental:

    Identify residential priorities and sales opportunities.

    Participate in revenue management meetings to enhance occupancy and revenue.


    Collaborate with the Director of Marketing and Corp Director of Residential Rentals to develop and implement the annual residential marketing plan.

    Qualifications:

    Proven experience in luxury residential management.

    Strong financial acumen and budget management skills.

    Excellent interpersonal and communication skills.

    Ability to lead and develop a high-performing team.

    In-depth knowledge of property management, HOA, and asset management.

    Working Conditions:

    Typical office setting with overheard lighting and adjustable ventilation.

    This individual may be exposed from time to time to inclement weather; potentially dangerous pesticides, herbicides and fertilizers; equipment movement hazards; misdirected golf balls.

    Injury may result as a result of exposure to the above if safety policies and practices are not properly followed at all times.

    Physical Requirements:


    Must have the ability to:

    • Read and write (English)
    • Communicate verbally with staff members with or without the use of two-way radios.
    • Give and/or follow verbal and written instructions.
    • Visually inspect all work areas.
    • Operate vehicles and equipment for several hours at a time.
    • Perform mathematical calculations involving fractions, decimals, and percentages.
    • Retrieve, read and interpret information from technical sources.
    • Stand, walk, push, pull, lift, grasp, bend and kneel for up to 5 hours at a time.
    • Lift up to 30 lbs. occasionally, 10 lbs. frequently, and 5 lbs. constantly.
