About Atul Shekhar:

I am a graduate of the Master in Real Estate Development and Design (MRED+D) Program at UC Berkeley and a trained Architect and construction management professional. Currently, I am working as an Associate, Credit, and Valuation Underwriting team with a startup called Techo Real Estate Capital based in San Francisco, where I work on debt origination, valuation of prospective investments, and underwriting of the financial pro forma model of multifamily projects, conduct in-depth market analysis, reconcile the third-party reports, comply with the due diligence required, calculate the in-detail equity shortfall, to fund multifamily development loans, and draft investment reports. And once the loan is closed, I also work with the asset management team to check the project's monthly health throughout its construction lifecycle. Before joining the MRED+D program at Berkeley, I founded a multi-disciplinary design and construction firm, Studio ToolBox, leading the design and construction management wing and working on project financing. And prior to that, I worked as a Project Manager with Ant Studio, delivering sustainable development projects. I have nine+ years of experience managing over 3+ million sqft of development and construction of projects worth $500+ million and, most recently, investment in the Real Estate Industry. In addition, I also have over one year of experience teaching construction management as a visiting faculty at a couple of reputed institutes. 

Experience

I am a Master of Real Estate Development and Design (MRED+D) program graduate from UC Berkeley, a trained architect, and a construction management and real estate investment professional. Currently, I work as a Credit and Valuation underwriting professional for Techo Real Estate Capital based out of San Francisco. Here I work on valuation, origination, and underwriting of the financial pro forma model of single-family/multifamily communities, conduct in-depth market analysis, reconcile the third-party reports, comply with the due diligence required, calculate the in-detail equity shortfall, accordingly, work on the debt origination terms to fund development loans and draft investment reports. And once the loan is closed, I also work with the asset management team preparing monthly and quarterly asset summary reports to check the project's health throughout its construction lifecycle. I have a prior work experience in the Design and Construction Management field and founded a multidisciplinary design, construction management, and development studio called Studio ToolBox in 2016. At the studio, I led a diverse team of professionals, designing and managing the construction of mixed-use, multifamily, single-family, and other community-oriented sustainable development projects. I also have one year of experience teaching construction as a visiting faculty at several prestigious institutes.

 

In the span of 9+ years, I have worked with multiple organizations (government, public communities, profit/non for profit developers, and investment companies) for work relating to real estate investment, design, project development, and managing project-level financing for multiple high-rises, mixed-use developments, multifamily, affordable housing solutions, single-family homes, and many other sustainable community development projects of over 3+ million sqft of work with an estimated value of over USD 500 million. I have learned a great deal about underwriting, debt financing, real estate financial modeling, asset management, the due diligence required, and the applications that steer development. These skill sets have equipped me to excel in design, development, acquisition, project financing, and real estate investment. As a real estate professional, I wish to create sustainable habitats sensitive to social and environmental impacts that help create a better ecosystem and deliver exceptional investment performance. 

Education

After 7+ years of experience in the design, development, and construction management field, I finished the Masters of Real Estate Development and Design program at the University of California Berkeley to fulfill my quest of understanding development from the Finance and developer's point of view.
