    Description

    Reporting to the Global Workplace Solutions (GWS) Site Lead, CT. The Workplace Experience Lead - Hard Services uses education and judgment in the provision of leadership to the Maintenance and Building Management System Teams.

    The Workplace Experience Lead - Hard Services provides vision and direction for maintenance operations and projects and develops a team of colleague and contracted resources that executes this vision. Leads site effort in regulated and non-regulated space to perform reliability-based maintenance function. Executes equipment inspection and monitoring programs. Defines and implements maintenance best practices to improve overall mechanical equipment uptime. Continuously evaluates current maintenance, operations and reliability methods and implements changes to enhance effectiveness at increasing value maximizing performance.

    This position provides direction and leadership in the following areas:

  • Ensuring maintenance safety
  • Customer interface and support
  • Expense budget creation and execution
  • Planning/Scheduling optimization
  • Regulated space maintenance & calibrations
  • Contract Management
  • Automation support for chiller plant operations targeting efficiency and optimal uptime
  • Providing leadership in driving Reliability Centered Maintenance best practices
  • The incumbent is responsible for and will provide assistance to specific customer requests in support of equipment utilization and some business process improvements.

    As the lead for the Workplace Experience Manager team, the lead must be familiar with and able to manage Workplace Experience Manager responsibilities that include:

  • Submit / approve end user communications prior to posting, assess for conflict and schedule fit.
  • Review, approve, manage and/or review and close work orders for assigned buildings / areas.
  • Perform periodic space walk throughs assessing conformance to functionality and safety requirements.
  • Contribute feedback to IFM metrics performance & assessments.
  • Participate and/or lead in quality management of regulated spaces /activities.
  • Perform and/or lead incident investigations for areas of assigned responsibility.
  • Manage to assigned budget targets and goals. Create ground up budget requirements for upcoming years.
  • Oversee small scale projects or renovations as well as assist in implementation of large-scale modifications to existing assets.
  • Qualify and work in applicable quality / asset / building management systems (GWS or other as needed)
  • Act as Asset owner (FAR management) for all GWS assets in assigned areas.
  • Maintain proficiency in all site buildings / areas and act as back-up to other WEMs.
  • Sponsor vendors where assigned.
  • Maintain workplace standards across various space types (lab, vivarium, office).
  • Actively participate in capital planning & space management – maintain accurate space assignment database
  • Gain and maintain access to assigned areas (badge or system access) as required / assigned
  • Develops, obtains and organizes information required to complete a project. Coordinates the preparation of schematic design layouts, drawings, calculations, and makes material and equipment selections. Reviews project options and alternatives.
  • Develops project description, budget and schedule. Prepares capital appropriations requests as necessary for submission for project approvals and to secure funding.
  • Recommends the contractors, equipment vendors and construction manager (if required). Prepares scopes of work, contracts and purchase requisitions for approval (including specifications, warranty requirements, maintenance manuals, spare parts, delivery requirements, vendor start-up and training where required).
  • Conducts routine project meetings, prepares and distributes meeting minutes. Schedules for construction and equipment deliveries. Conducts periodic coordination meeting with the contractor(s) and customers and issues meeting minutes.
  • Assures compliance with safety and environmental standards and regulations pertaining to cleanliness, particulate matter, noise and security. Regularly inspects the construction and reviews with the designers any problems related to design and specifications.
  • Assures adherence to the specifications and quality construction standards. Coordinates shop drawings. Maintains, tracks and provides an accurate accounting of project budget, prepares and submits change requests as necessary. Maintains job files. Executes projects through to completion and start-up and commissioning. Responsible for acceptance documentation and submission of CMMS- Computerized Maintenance Management documentation and preparation and revision of site procedures.

    PHYSICAL/MENTAL REQUIREMENTS

    The position will require the Workplace Experience Lead - Hard Services to:

  • Develop and manage operating budgets for the department.
  • Oversee the daily prioritization and execution of facility related work orders to minimize equipment and facility downtime
  • Manage the Workplace Operations Lead team
  • Provide performance evaluation and management for all colleagues under direct supervision
  • Manage the Hard Services contract, valued at ~$10M/year, for all facility maintenance in Groton and New Haven
  • Lead periodic Key Performance Indicator sessions to ensure that the contracted provider is meeting expectations, and when indicated develop action plans for performance improvement
  • Manage training compliance for Pfizer FTE's and the hard services provider
  • Identifies training gaps to ensure compliance with all applicable regulations and standards.
  • Periodically evaluate maintenance skills training and implement Maintenance Continuous Improvement actions to ensure the required skill sets for the site are met..
  • Oversee facility maintenance compliance in regulated spaces such as Comparative Medicine (labs and Vivaria) and Clinical Trial Manufacturing (PSSM)
  • Manages the coordination process between the customer and provider to minimize downtime
  • Maintain knowledge of current and new reliability methodologies and technologies and implementing process changes and improvements where applicable to a site operations.
  • Manage Quality related record compliance as assigned
  • Lead the incident investigation, corrective action identification and event close out process for Facility related events in Medgate
  • Establish and maintain effective -way communications with and between team members, customers and the hard services provider .
  • Must be able to: 1) conceptualize an issue, 2) develop an action plan to address the issue, and 3) execute the plan.
  • Ability to create or embrace a vision and inspire others to meet organizational goals. Has experience in change management.

  • Travel between Groton and New Haven may occur. Emergency support may be needed for afterhours incidents affecting site operations

  • The annual base salary for this position ranges from $109,400.00 to $182, In addition, this position is eligible for participation in Pfizer's Global Performance Plan with a bonus target of 15.0% of the base salary and eligibility to participate in our share based long term incentive program.
