- Installs, troubleshoots and repairs heating, air conditioning and refrigeration units, including chillers, boilers and heat pumps.
- Troubleshoots malfunctioning heating, air conditioning and refrigeration systems to determine the cause of the malfunction.
- Performs scheduled maintenance inspections, and adjusts, cleans and calibrates various systems to assure proper system operations.
- Repairs wiring and electronic components associated with automated building management systems.
- Replaces expansion valves, compressors, motors, coil units and other component parts.
- Cleans refrigerant systems from hermetic burnouts, evacuates, and charges systems.
- Troubleshoots and repairs direct digital and pneumatic control systems.
- Checks distribution systems for proper velocity, volume, temperature, pressure, etc.
- Determines cause of and corrects condensation problems.
- Provides technical assistance with the design of HVAC systems including installations and modifications to existing systems.
- Prepares records and reports describing procedures, actions taken and recommended solutions
- Prepares and submits requests for supplies and equipment.
- Responds to emergency service requests.
- Performs routine and preventive maintenance as needed for the purpose of ensuring the ongoing functioning of HVAC systems.
- Knowledge of pertinent rules and regulations, guidelines, safety orders, departmental operating procedures and safety regulations sufficient to insure that work is performed in compliance with applicable law.
- Enforces sound safety and housekeeping practices.
- Follows safety rules/procedures; avoid known hazards in the work environment.
- Reviews safety procedures before beginning each job with known hazards.
- Safety first. Places avoidance of injury or property damage above all other job requirements.
- Follows established safety procedures.
- Ensure compliance of all work related activities in a fair, ethical and consistent manner.
- Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
- Maintain a professional courteous manner with all tenants, vendors, contractors and fellow employees.

- High School diploma or GED
- HVAC certified.
- 3 years related experience or training; or equivalent combination of education and experience.
- Must have your own basic tools – drill, flashlight, screwdriver, hammer, tool set/sockets, etc.
- Tasks involve the ability to exert heavy physical effort and heavy work, including climbing, balancing, stooping, kneeling, crouching and crawling and lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials weighing 20 to 50 pounds; may occasionally involve heavier objects and materials weighing up to 100 pounds
- Tasks are regularly performed with potential expose to adverse environmental conditions such as strong odors, fumes, dust, wetness, humidity, machinery, vibrations, temperature and moist extremes, disease, pathogenic substances and toxic/poisonous agents.
- While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand; walk and sit.
- The employee is occasionally required to use hands to finger, handle, or feel; reach with hands and arms; climb or balance and stoop, kneel, crouch, or crawl.
