    The Property Accountant I is directly responsible for supporting the Accounting Manager and Property Accountants with individual portfolio financial records. Additional responsibilities to include posting transactions and processing accounts payable invoices. This entry-level position is designed to develop accounting skills and knowledge necessary to advance to the Property Accountant II position.

    Essential Responsibilities:

  • Processes bills from properties in a timely basis and according to Company policy
  • Processes and reviews accounts payable batches submitted from specific properties
  • Answers and handles vendor phone calls as well as any research required
  • Maintain Property Paid Bill files (filing)
  • Working knowledge of basic accounting principles for application of day to day responsibilities
  • Prepares monthly journal entries and accruals as required
  • Processes A/R checks
  • Reviews A/R entries on a daily basis, solving any discrepancies as necessary in a timely manner
  • Processes Security Deposit Check Requests within scheduled deadline
  • Processes write offs and collections
  • Processes monthly loan payments. Reconciles mortgage impound balances accordingly
  • Prepares bank reconciliations
  • Prepares monthly & quarterly property reports within scheduled deadlines
  • Analyzes monthly & quarterly financial statements and budgets
  • Tracks delinquency / aging and contacts Property Managers accordingly
  • Reviews weekly property account balances in order to manage cash flow effectively
  • Forecasts cash flow and cash management in a timely basis
  • Works closely with Property Managers and Regional Managers to help reconcile tenants accounts/ledgers
  • Participates in preparing and auditing materials requiring analyses of supporting documents and insures that all entries are entered into the system properly
  • Prepares Year End 1099's for Accounting Manager's review
  • Assists Senior Accountant and Accounting Manager for property taxes and insurance audits
  • Adjusts errors and discrepancies
  • Additional Responsibilities:

  • Assists in training A/P Clerks
  • All other duties as assigned
  • Knowledge, Experience, Educational Requirements:

  • Bachelor's degree, or actively working towards a degree in Finance, Accounting, Real Estate, or a related field (Highly Preferred)
  • Minimum of 1 to 3 years Accounting experience
  • Minimum of 0 to 1 years of Property Management / Real Estate experience
  • Additional Skills, Abilities, and Characteristics Required:

  • Knowledge of and ability to use property management/accounting software, database software, spreadsheet software, Internet and Email software
  • The ability to work independently and effectively in a fast paced environment
  • Judgment - Displays willingness to make decisions; Exhibits sound and accurate judgment; Supports and explains reasoning for decisions
  • Problem Solving - Identifies and resolves problems in a timely manner; Gathers and analyzes information skillfully; Develops alternative solutions; Works well in group problem solving situations

    Compensation and Benefits:

  • $28-$31/hour DOE
