Job DescriptionThe primary role of the Maintenance Supervisor is to oversee the maintenance program for the community and preserve the value of the asset.
The Maintenance Supervisor maintains the integrity of the community at all times to provide a safe and secure living and working environment.
The Maintenance Supervisor is a customer centered individual who possesses the organizational and leadership skills necessary to run an efficient maintenance team.

Maintenance Technician, GroundskeeperRoles and ResponsibilitiesThe duties listed below are an outline of the Maintenance Supervisor's responsibilities and should not be considered an all-inclusive list.
As the needs of the community change, these duties may be modified as needed.GeneralOrganize maintenance staff meetings and any special or emergency meetingsMaintain a clean, professional, and OSHA approved work environmentReport time and attendanceDirect the maintenance operations of the propertyMake daily inspections of the communityImplement and maintain a preventative maintenance programUnderstand and adhere to the Landmark Properties policies and proceduresEnsure confidentiality of resident and company informationAssign tasks, supervise and evaluate vendorsFinancial ManagementParticipate in developing the annual budget and turn budget for the maintenance categoriesOrder necessary supplies and parts within the confines of the budgetEvaluate and implement cost cutting strategiesAssist the Community Manager with the bid process for capital projects and turn contractsProvide documentation/receipts for all company purchasesPersonnelManage maintenance staff including hiring, ongoing training, and developingAssign tasks, supervise and evaluate staffCustomer ServiceUnderstand the needs and expectations of residents and exceed their expectationsDevelop a sense of community among the residents and staffMaintain active and effective communication with residents and parentsFollow up on completed maintenance requests to ensure the resident is satisfiedMaintain a positive community environment for both residents and associates and encourage participation in events and activitiesAssist the Community Manager with organizing and implementing a successful turnEnsure service requests are completed in a timely mannerBe available on weekends and after hours for emergency callsRequirementsMust have strong maintenance knowledge to include carpentry, interior/exterior maintenance, appliance repairs, electrical, plumbing, painting, and HVAC.CPO, EPA, and HVAC Certifications required.
Valid SC Drivers LicenseMust have at least three years of Maintenance Supervisory experienceStudent Housing experience preferredRisk ControlUnderstand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resourcesDocument and address behaviors of residents that violate the law or the community lease agreementIdentify and address safety and security risksPrepare and submit incident reportsHandle emergency situations in conjunction with the corporate teamEnvironmentThe employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions toxic or caustic chemicals, and outside weather conditionsThe noise level in the work environment is usually moderatePhysical DemandsWhile performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.
The employee must occasionally lift and/or move up to 50 pounds.Specific vision abilities required by this job include close vision, distance vision and ability to adjust focus.
