    Avenue5 Property Management Company: Property Manager Role

    The hourly pay for this position ranges from $28 to $33.65 per hour plus bonuses

    This is a dual site role.

    About the Property Manager Role

    We are seeking a skilled property manager to oversee the overall operations of a property. This includes ensuring smooth operations, managing supplier contracts, overseeing maintenance, lease administration, and monthly reporting. The property manager plays a crucial role in cultivating a positive environment for residents, team members, and clients.

    Property Manager Responsibilities and Objectives

    • Oversee the day-to-day functions of the property, focusing on resident satisfaction and retention, complete resident lifecycle activities (e.g., lease administration, rent collection, and managing delinquencies), property finances, and property promotion following company guidelines
    • Meet client expectations and deliver exceptional customer service
    • Lead recruitment, interviews, feedback sessions, and hiring processes
    • Foster a work environment that inspires team members to excel by sharing a common vision, offering guidance, and supporting their growth
    • Implement a strategic marketing strategy to attract and retain residents
    • Understand and adhere to the operational procedures specified in the property management contract
    • Address resident concerns and act as a mediator between residents and the corporate office in matters related to common area maintenance and landlord regulations enforcement
    • Stay updated on industry trends by participating in training sessions, staying informed through relevant publications, and building professional relationships
    • Develop and execute site-specific emergency plans
    • Maintain safety records for the property and team, handle property insurance claims, and oversee risk management initiatives
    • Perform any other duties as assigned

    Education and Experience

    • A high school diploma is a minimum requirement; a Bachelor's degree is desirable
    • Two to three years of property management experience is essential
    • One to two years of direct management experience is necessary
    • Knowledge of resident rental processes is pivotal
    • A real estate license is preferred (possibly required in certain locations)
    • Familiarity with Yardi Voyager or similar systems is advantageous

    Skills and Requirements

    • Exceptional organizational and time-management abilities
    • Effective interpersonal skills to communicate with all levels of management
    • Proficiency in Microsoft Office Suite (Outlook, Word, PowerPoint, Excel)
    • Respect for confidentiality
    • Capability to work independently, prioritize tasks efficiently in a fast-paced setting, and act promptly
    • Ability to articulate technical issues clearly and concisely
    • Proficiency in English (speaking, reading, writing, and comprehension)
    • Knowledge in operating general office equipment
    • Outstanding customer service and interpersonal skills
    • Capacity to handle challenging situations and difficult individuals calmly
    • Valid driver's license, a clean driving record, and current auto insurance are mandatory
    • Adherence to safety protocols
    • Completion of Avenue5 Fair Housing, Diversity, and Inclusion Training within the initial 30 days of employment

    Scheduling

    • Adherence to a consistent schedule, which may involve overtime, weekend shifts, and unconventional holidays
    • Being on-call and providing assistance during on-site staffing shortages
    • Possibility of travel (10-15%)

    Work Environment

    • Exposure to various environmental conditions (temperature, noise, atmospheric conditions)
    • Potential contact with communicable diseases due to regular interaction with the public
    • Possible exposure to confrontational individuals and hazardous substances
    • Risk of exposure to heights, machinery, chemicals, electrical elements, and fire

    Physical Requirements

    • Avenue5 accommodates individuals with disabilities to perform essential duties
    • Tasks include lifting up to 25 pounds, extensive walking, climbing stairs, and using maintenance tools
    • Requirements for hearing, vision, sitting, standing, bending, and communicating effectively
    • Color vision, depth perception, and field of vision capabilities
    • Ability to handle and convey detailed instructions accurately and loudly
    • Coping with stressful situations and exercising sound judgment under minimal supervision
